Sector 106, Gurugram

Sector 106 sits directly on the Dwarka Expressway in western Gurugram, one of the most closely watched growth corridors in Delhi-NCR. The sector carries pin code 122006 and lies close to established neighbourhoods such as New Palam Vihar, Rajendra Park and Sector 109, giving it a mix of settled social infrastructure and new-age development. Godrej, Elan, BPTP, Paras and SOBHA all have active or completed projects here, a sign of the sector's pull for both residential and commercial capital.

The area was largely agricultural land a decade ago and has since transformed into a dense cluster of high-rise apartments, serviced residences and retail developments. That said, the sector's fundamentals, expressway frontage, proximity to the airport, and a fast-expanding social ecosystem, are pulling both end-users and investors.

For homebuyers, Sector 106 offers a rare combination: an address on a 150-metre-wide expressway, walking-distance retail, and a growing base of schools, hospitals and offices, all still priced below Golf Course Road or MG Road levels.
