Kondapur, Hyderabad

Kondapur sits in the western half of Hyderabad, wedged neatly between HITEC City and Gachibowli. Near the Cyberabad Technology Zone, Kondapur is becoming an important residential hub, and has experienced rapid expansion in recent years. People working in HITEC City and other nearby job centers drive much of the residential demand in this area.

What started as a modest suburb has evolved into a full-fledged urban address. It wasn't until the latter part of the 1990s that Kondapur began to emerge as a prime location in Hyderabad, as workers in the booming IT industries of surrounding areas like Gachibowli started looking towards Kondapur as a residential option. Today the locality carries a well-planned mix of gated apartment communities, standalone villas, and everyday retail.

The surrounding neighbourhoods add to its appeal. Shilpa Layout, Vinayaka Nagar, and Kothaguda are some of Kondapur's nearby neighbourhoods. The catchment area of the locality includes three employment hubs — Gachibowli, HITEC City, and Miyapur — home to companies like SITEL India, Genpact, Hitachi Consulting, Avineon India, and Cyient Ltd.

On the ground, residents call out both the upside and the trade-offs. One resident describes it as a peaceful residential area with good access to schools, hospitals and supermarkets, close to HITEC City, with decent roads, good security and greenery, calling it a great locality for families and working individuals. At the same time, the internal roads may need maintenance and traffic towards Gachibowli can be heavy during peak hours.
