The Yamuna Expressway corridor runs through Greater Noida as part of a 165.5 km (102.8 mi) long access-controlled expressway that connects Greater Noida with Agra, and it has become one of NCR's most closely watched real estate belts. The Yamuna Expressway Industrial Development Authority (YEIDA) region is being developed over an area of approximately 25,000 hectares along the Yamuna Expressway, covering sectors that stretch from Pari Chowk in Greater Noida down towards Jewar.

The single biggest catalyst for this corridor is the airport coming up at its southern end. The Noida International Airport is a massive greenfield project spread over 5,000 hectares with an estimated cost of ₹30,000 crore, and once fully operational it is projected to handle over 70 million passengers annually. This scale of aviation infrastructure, combined with planned Film City, industrial and logistics zones along the same stretch, has turned the corridor from a peripheral highway into a genuine investment address.

The numbers reflect this shift clearly. Independent market data shows prices of apartments along the corridor have risen by 158% between 2020 and 2025, while plots witnessed an extraordinary five-fold jump of 536%. A separate industry report noted that apartment prices have nearly tripled between 2020 and 2025, while plot values have risen by an average of 1.5x, with select micro-markets witnessing up to 5x growth.

For homebuyers, Greater Noida's stretch of the corridor - anchored around Pari Chowk - offers a rare mix of ready social infrastructure and still-affordable entry pricing compared to Noida and Gurugram. Established sectors around Pari Chowk already have functioning schools, hospitals and malls, while sectors further along YEIDA's masterplan continue to see fresh launches from national developers betting on the airport-led upside.
