Metro and MRTS expansion is redrawing Velachery's connectivity map and its real estate value.

The capital city's transportation landscape has rapidly evolved over the last 10 years from the traditional road system to an integrated, modern and multi-modal network including metro rail and revamped MRTS. For homebuyers eyeing Velachery, Pallikaranai, and the OMR belt, two projects now dominate the conversation: Chennai Metro Phase 2 and the long-awaited MRTS extension.
Phase 2 itself is a massive undertaking. The Union Cabinet has approved the Chennai Metro Rail Project Phase-II, comprising three corridors, with a total length of around 119 kilometres with 128 stations, at a completion cost of 63 thousand 246 crore rupees, planned to be completed by 2027. Once Phase-II is fully operational, Chennai will have a total metro rail network of 173 km. The three corridors run in different directions across the city: Madhavaram to SIPCOT (45.8 km), Lighthouse to Poonamallee bypass (26.1 km), and Madhavaram to Sholinganallur (47 km).
Of these, Corridor 4 (Lighthouse–Poonamallee Bypass) is closest to completion. Recent station-level tracking shows the Porur Bypass and Mullaithottam sections are in their final stretch, listed as being in the Final Stages before Commercial Operations - 95% complete with an opening targeted for June 2026. This first working stretch will give West Chennai commuters direct metro access, and it sets the template for how the remaining corridors — including the one that matters most to South Chennai — will roll out in phases.
For Velachery and Pallikaranai residents, the corridor to watch is Corridor 5. Corridor 5 runs from Madhavaram to Sholinganallur via Perambur, Kolathur, Velachery, and Pallikaranai, covering 128 stations and is expected to be partially operational by 2026, with full completion projected by 2028. This alignment effectively threads a north-south metro spine through some of the most densely populated residential pockets in the city, connecting them directly to the IT corridor further south.
Alongside the metro build-out, a separate but equally important project has just cleared a major milestone: the MRTS extension linking Velachery to St Thomas Mount. The 4.5-km MRTS extension between Velachery and St Thomas Mount took nearly 20 years to complete, and was planned to open on March 10. The final steps involved statutory checks — the Chief Commissioner of Railway Safety conducted the statutory inspection of the MRTS Phase-II extension between Velachery and St Thomas Mount and a trial run, marking the final step before commissioning the crucial suburban rail link in Chennai. This extension plugs Velachery into the wider suburban rail network, giving residents an additional fast option toward Guindy, Alandur, and the airport corridor, on top of the existing metro and upcoming Phase 2 lines.
What does this mean on the ground for property values? The signal from South Chennai's micro-markets is already visible. Prime areas like OMR, Adyar, and Velachery see prices ranging from ₹6,000 to ₹15,000 per sq ft, driven by IT hubs, schools and daily convenience, and with major tech parks and metro rail expansion, property prices in the OMR/IT Corridor belt have risen by 8-10%. Nearby Sholinganallur, which effectively anchors the southern end of Corridor 5, has seen prices move 5.5% since 1 year, 15.9% since 3 years, and 51.5% since 5 years. Analysts tracking Phase 2 corridors more broadly note that properties within 1 km of a planned metro station are witnessing 20–30% price growth, though the same analysis cautions that some builders increase prices just by 'saying' a metro station is nearby, so buyers should always verify the exact location of the station and official timelines.
For homebuyers evaluating South Chennai right now, the practical takeaway is to separate committed infrastructure from speculative promise. Corridor 4's near-completion and the Velachery-St Thomas Mount MRTS commissioning are concrete, near-term wins. Corridor 5, which directly serves Velachery and Pallikaranai, is realistically a 2026-2028 story — worth factoring into a medium-to-long-term investment horizon rather than an immediate commute upgrade. Locations along OMR and the Sholinganallur-Thoraipakkam stretch, already benefiting from IT-driven rental demand, stand to gain a second layer of value once the metro spine is live.
SOBHA has an active footprint in this evolving South Chennai corridor, with projects positioned along the OMR and Pallavaram-Thoraipakkam belt that sit within reach of both the current MRTS network and the upcoming metro alignment. As Phase 2 construction progresses through 2026 and 2027, buyers who lock in early in these micro-markets are positioning themselves ahead of the connectivity dividend that typically follows metro commissioning.
