The project connects JLN Stadium in Kaloor to Infopark in Kakkanad. The 11.2 km extension to Infopark via Kakkanad as a part of Kochi Metro project phase two begins from J. L. N. Stadium station. Along the way, the line will have stations at Jawaharlal Nehru Stadium, Palarivattom Junction, Palarivattom Bypass, Chembumukku, Vazhakkala, Padamughal, Kakkanad Junction, Cochin SEZ, Chittethukara, KINFRA, and InfoPark 1/Smart City 1, and InfoPark 2/Smart City 2, giving the corridor 11 stations in total.
Construction has picked up pace after early delays. KMRL aims to open the first reach up to Padamugal by June 30, 2026, while the entire corridor is expected to be operational by December 31, 2026. Progress on the ground backs this timeline: 65 pillars have been completed across SEZ, Alinchuvadu, and Vazhakkala, and the construction of 1,135 piles — including 875 for the viaduct and 260 for the stations — has also been completed. Work is also advancing at the casting yard, where 100 U-girders, 72 A-girders, and 100 pier caps have been completed at Kalamassery. The foundation stone for Phase II was laid in September 2022, and while the initial deadline was 2025, the timeline has now been extended to December 2026 to ensure quality execution and minimal disruption to the city's arterial routes.
The commercial case for the line is strong. It will serve one of India's busiest IT clusters outside the metro cities. The corridor will support around 75,000 Infopark employees and 25,000 people working in SmartCity and KINFRA. Industry voices see this as more than a transit upgrade. As Mamta Shah, MD & CEO of Urban Infra Group, put it, "Kochi Metro's Phase II expansion demonstrates India's growing engineering maturity in metro infrastructure," adding that the corridor linking Kaloor to Infopark is a lifeline for the city's digital economy.
The price data already reflects this anticipation. In Kakkanad, the locality recorded average rate of ₹6150 per sq ft in 2026, along with ~38% appreciation in the last 5 years. Independent tracking from 99acres shows a similar trend, with Kakkanad, Kochi average property price/sqft for apartments appreciated 12.4% in last 1 year. Some individual projects on the corridor have moved even faster — Prestige Hillside Gateway appreciated the most in Kakkanad, Kochi with a growth rate of 19.2% in last 1 year.
Palarivattom, one of the first stations to be activated on the line, is seeing a similar re-rating. The standout story is Palarivattom — a corridor that sat undervalued for years is now catching up fast, driven by its position directly on the upcoming Pink Line metro route. Broader three-year data supports this: Palarivattom (83.3%), Padamughal (69.0%), Maradu (65.0%) are the localities with the highest price appreciation for property in last 3 years.
Rental markets are moving in tandem with capital values. Current rate bands near Infopark and Kakkanad indicate gross yield of ~4-5%, subject to unit size, floor level, and project profile. Analysts tracking transit-linked housing note that properties within walking distance of metro stations often demand stronger rental returns because they lessen dependence on private transportation. Most studies point to a specific catchment: properties around a 500-meter walking radius often benefit the most from transit accessibility and stronger rental demand.
For homebuyers, 2026 is emerging as a decision year. With the first reach targeted for mid-2026 and full commissioning by end-2026, the window to buy ahead of completion-linked price jumps is narrowing. Localities such as Kakkanad, Palarivattom, Vazhakkala, and Padamughal — all sitting directly on the alignment — are best positioned to see the metro's price effect play out over the next 24 months, alongside continued expansion at Infopark and SmartCity Kochi that keeps end-user and rental demand active.
