Kokapet has once again grabbed the spotlight in Hyderabad's real estate story. In back-to-back HMDA e-auctions held in the last week of November 2025, plots in the Neopolis layout at Kokapet fetched prices that no one in the industry had seen before. The first round of bidding on November 24 covered two plots in Survey Numbers 17 and 18. The auction covered plots in Survey Nos. 17 and 18, where the base price was fixed at Rs 99 crore per acre. MSN Urban Ventures LLP bagged the 5.31-acre lake-facing Plot 18 at a staggering ₹137.25 crore per acre, while Vajra Housing Projects LLP secured the 4.59-acre Plot 17 at ₹136.50 crore per acre. The two plots alone generated ₹1,356 crore in revenue for the Telangana government.

The momentum didn't stop there. In the second phase held just days later, the highest bid skyrocketed to ₹151.25 crore per acre, setting yet another benchmark. Officials stated that the average bidding price stood at ₹142.83 crore per acre. With 9.06 acres auctioned on Friday alone, the government earned a staggering ₹1,352 crore. Including the parcels auctioned on November 24, total revenue from Kokapet land auctions has now climbed to ₹2,708 crore.

To put the surge in perspective, land in the same Neopolis layout was selling for far less just two seasons ago. A plot sprawling over 3.6 acres of land in the Neopolis layout developed by the HMDA at survey numbers 239 and 240 in Kokapet has been sold at a record rate of Rs.100.75 crore per acre in the e-auction, with the average price of Rs.73.23 crore per acre expected to be a record in the history of real estate in Telangana. Just two years ago, Neopolis plots were sold at ₹100.75 crore per acre, whereas bids ranging from ₹137 crore to ₹151 crore across both auction phases highlight Kokapet's phenomenal price surge. HMDA will continue auctioning additional land parcels, with plots coming up including Golden Mile (Site-2): 1.98 acres, base price Rs 70 crore/acre, Moosapet: 11.48 acres, base price Rs 75 crore/acre, and additional plots at Rs 75 crore/acre base price.
