Mumbai's biggest affordable housing lottery just concluded — here's what homebuyers need to know.

The application window for Mumbai's affordable housing scheme commenced on 30 March 2026 and closed on 28 May 2026, during which MHADA received a total of 97,613 applications. That final number tells a story of a scheme that struggled to find its footing before eventually attracting strong interest.
The road to May 28 was not a single extension but two. Originally set to conclude on April 29, the last date for submitting online applications was first shifted to May 14, 2026, at 11:59 pm. Just as buyers adjusted to that timeline, MHADA extended the application deadline for the 2026 lottery to May 28, 2026, for the 2,640 available apartments in Mumbai.
Why the back-to-back extensions? The numbers reveal a slow start. MHADA had received only 69,642 applications, of which only 47,000 applicants had paid the earnest money deposit, according to a Hindustan Times report cited by industry publications. To course-correct, the authority made two structural changes alongside the extension. MHADA decreased prices by 7.5 per cent for 1,200 apartments listed in the lottery. It also addressed a demand mismatch in one specific pocket: low interest from the Middle Income Group for 610 apartments in Vikhroli led MHADA to reclassify these flats into the High Income Group category, opening them up to a broader income bracket.
On scale and pricing, the scheme remained one of the largest MHADA has run in recent years. MHADA listed a total of 2,640 residential units across multiple locations in Mumbai, including Borivali, Andheri, Goregaon, and Tardeo, with the costliest apartment in Tardeo under the HIG category estimated around Rs 6.82 crore, while the most affordable offering was priced at Rs 29 lakh for the EWS and LIG categories. Market analysts tracking the scheme noted that even at the HIG level of Rs 6.82 crore, these properties were priced roughly 20% to 30% below prevailing market rates of comparable private developments in the same neighbourhoods.
The wait for a result finally ended in August. The Mumbai Board computerized lottery draw for 2,640 tenements was conducted on August 6, 2026, at 12:00 PM, with the draw ceremony held at Rangsharda Auditorium, Bandra West, Mumbai. The event was livestreamed for the benefit of applicants who could not attend in person, giving nearly a lakh hopefuls a chance to watch the process unfold in real time.
Not every corner of the scheme saw runaway demand, though. Despite the overall applicant surge, one of the most unusual developments this year was that 424 flats received zero applications, which is rare for a city where housing demand typically runs high. This points to a widening affordability gap even within a subsidised scheme, particularly in the higher price brackets.
For applicants who do win a unit, the real work begins after the draw. Winners need to pay the remaining 90% of the flat's value within a strict 60 to 90-day window, so anyone targeting a higher-value MIG or HIG flat is advised to start home loan pre-approval well in advance. Those who do not win need not worry about their deposit; standard MHADA policy allows non-selected applicants to reclaim their earnest money in full. The 2026 cycle is a reminder that MHADA lotteries reward preparation as much as luck — from tracking every deadline change to keeping home loan paperwork ready before the draw is even announced.
