Enquire NowDowntown Umm Al Quwain, or Downtown UAQ, is a 25 million sq. ft. coastal master-planned community within the city of Umm Al Quwain in the UAE, launched in April 2025 by Sobha Realty in partnership with the Umm Al Quwain government, set to transform the emirate with modern homes, hotels, a vibrant business district, and cultural attractions along 11 km of white-sand beaches. Sobha Realty has launched Sobha AquaCrest, the second residential cluster within its landmark Downtown UAQ masterplan — a $20bn coastal destination that is transforming the urban and architectural landscape of Umm Al Quwain, spanning 25 million sq ft and featuring seven kilometres of uninterrupted beachfront and a total coastline of 11 kilometres. The master plan is intelligently segmented into three areas of action – North Beach, Trade Centre and South Beach.
In a joint agreement with Sobha Realty, Downtown Umm Al Quwain is set to accommodate more than 150,000 people. A key highlight of the project is a planned 15 million sq ft free zone being implemented by UAQ as part of its efforts to accelerate investment and economic growth, positioning the emirate as a fresh business and tourism hub in the Northern Emirates.
Sustainability is woven into the master plan's DNA. Over 50% of the land is dedicated to open and green spaces, landscaped gardens, and tranquil natural corridors that elevate quality of life and champion sustainable living. The development is also designed as a next-generation mobility hub, with future provisions for air and water taxis to ensure seamless, sustainable connectivity across the emirate.
The first residential cluster, Sobha Aquamont, was unveiled earlier this year and comprises three towers of one-, two-, and three-bedroom waterfront apartments, and reportedly sold over 50% of its launch inventory within the first week, underlining strong investor confidence in the wider Downtown UAQ vision.
Downtown UAQ's residential offering is being rolled out in phases, starting with Sobha Aquamont and followed by Sobha AquaCrest, spanning 1 to 3 bedroom apartments and duplexes along the beachfront.
