Downtown UAQ

Downtown UAQ is a landmark master-planned community developed through a partnership between the Government of Umm Al Quwain and SOBHA Realty. Announced in April 2025, this 25 million sq ft master-planned coastal city is being developed through a partnership between Sobha Realty and the Government of Umm Al Quwain. The development is designed to accommodate a large future population, with Downtown Umm al Quwain designed for approximately 150,000 residents, effectively doubling or tripling the current population of Umm Al Quwain.

The masterplan is organised into three distinct districts. With an impressive 25 million sq ft, an 11km long continuous coastline including 7km of natural beach and lush parks, the project is divided into three vibrant districts: North Beach, Trade Centre and South Beach. Central to the project is the Trade Centre, a 15 million sq ft free zone, with its own self-governing framework which supports industry and professional companies. This mix of residential, business and leisure precincts is intended to establish UAQ as a genuine live-work-play destination in the Northern Emirates.

Sustainability and open space are central to the vision. About 50% of the land is dedicated to open green areas, landscaped parks, and natural corridors. The location itself is significant: Downtown UAQ is perfectly positioned between Dubai and Ras Al Khaimah, offering a rare blend of coastal serenity and long-term strategic value.

As a locality, Umm Al Quwain retains a laid-back character even as Downtown UAQ takes shape. Whilst less flashy than the likes of Dubai and Abu Dhabi, UAQ is known for its natural coastline, mangrove reserves, and heritage sites, and is now undergoing rapid transformation with large-scale developments like Downtown UAQ. Early demand has been strong, with the developer confirming that within just one week of launch, over 50% of units in the first three residential towers were sold, according to a company announcement.
