Ghodbunder Road, also known as State Highway 42, cuts through the western edge of Thane and has grown from a highway sprinkled with a few townships into one of the Mumbai Metropolitan Region's busiest residential belts. In terms of price appreciation, flat rates in Ghodbunder Road, Thane changed by 13.8% in the last 1 year, 16.2% in the last 3 years, and 40.1% in the last 5 years, reflecting steady, infrastructure-led value growth rather than a speculative spike.

What makes the corridor stand out today is the scale of infrastructure converging on it at once — a ring metro, a twin road tunnel to the western suburbs, and a coastal road are all in active construction, which is pulling in premium developers who were earlier concentrated only in south and central Mumbai.
