Indirapuram, Ghaziabad

Indirapuram is one of the oldest planned sub-cities in the NCR. Indirapuram was founded on 28 February 1996, as a sub-city to Delhi. It is an established residential locality in Ghaziabad, divided into various khands, such as Vaibhav Khand, Abhay Khand, Ahinsa Khand, Nyay Khand, Gyan Khand, Niti Khand, and Shakti Khand. This early, structured planning is why the area still feels organised compared to newer, unplanned pockets of the city.

Location is Indirapuram's biggest advantage. Indirapuram is situated in the west of Ghaziabad on National Highway 24, and its location has an equidistance advantage with Delhi, Noida and Ghaziabad. This central positioning has made it a default choice for professionals working across the NCR who want to avoid picking a single city to commute into.

Decades of development have made Indirapuram largely self-reliant. With well-developed social infrastructure—including top-tier schools, hospitals, malls, and entertainment centers—Indirapuram offers residents a self-sustained ecosystem without compromising on convenience or connectivity. Daily needs, education, healthcare and entertainment are all available within the locality itself, reducing dependence on neighbouring cities for routine life.

This maturity is now reflected sharply in prices. The average residential prices in Indirapuram rose by 73% between FY 2021 and FY 2025, sharply outpacing the city-wide growth rate of 38% over the same period. Average property rates have crossed Rs 13,000–Rs 15,000 per sq. ft., reflecting strong buyer sentiment. With limited fresh land for new launches, most of the current supply is resale or redevelopment, which keeps values firm.
