Sobha Hartland, Dubai

Sobha Hartland is a landmark master community developed by Sobha Realty inside Mohammed Bin Rashid (MBR) City, one of Dubai's most ambitious mixed-use zones. Sobha Hartland is an eight million square foot mixed-use development at the north eastern corner of Mohammed Bin Rashid (MBR) City where the Ras Al Khoor Road (E44) meets the Dubai - Al Ain Road (E66), just three kilometres from Burj Khalifa. The community sits along the Dubai Water Canal, giving many of its towers and villas direct canal or lagoon frontage.

What sets Hartland apart is its scale of greenery within a dense city. The entire community is surrounded by 22 hectares of greenery, with more than 300 species of plants and trees, constituting 30% of the entire project. This forest-like landscaping wraps around apartment towers, villa clusters and townhouse rows, creating a rare low-density, high-green feel this close to Downtown Dubai.

Launched in 2014, Hartland has grown into a genuine live-in neighbourhood rather than just an off-plan address. Original Sobha Hartland delivered between 2017 and 2022 across 30+ projects and now trades on the secondary market at AED 1,650-2,400/sqft for apartments with 5-6.5% gross yields. Over 2000 families are now living in Sobha Hartland with 3,000 residences expected to be sold, and the population was expected to rise to over 6,000 families by 2025.

The community mixes housing typologies for different buyer profiles. The residential component includes freehold studios, one-, two-, and three-bedroom apartments, duplexes, townhouses, and four-, five-, and six-bedroom villas, and is under construction in three phases. A second, larger phase — Sobha Hartland 2 — has since launched next door with its own towers and a crystal lagoon, extending the Sobha footprint in this corner of MBR City.
