A traffic and mobility study prepared for Delhi International Airport Limited (DIAL) has recommended extending the eight-lane expressway further into Delhi, right up to the Mayapuri Ring Road. For a corridor that has already delivered some of Gurugram's steadiest capital appreciation over the last five years, this proposal has reignited conversations among both homebuyers and investors about the next leg of growth.
The rationale behind the plan is straightforward. A major transport study prepared for DIAL has proposed a large road and metro expansion plan, noting that most major roads eventually merge back into NH-48, increasing pressure on the already overloaded highway. The aim is to clear the long-standing bottleneck near Mahipalpur and Indira Gandhi International (IGI) Airport, where the expressway currently merges into the Delhi–Jaipur Highway (NH-48) and traffic can crawl for up to twenty minutes inside the three-kilometre tunnel.
If approved, the extension would give commuters a way around this chokepoint entirely. Under the proposed expansion, the Dwarka Expressway will be extended to connect directly to the Mayapuri Ring Road, allowing commuters to bypass the heavily congested Mahipalpur area entirely. The plan isn't standalone either. The proposal bundles several supporting works: a new flyover linking the expressway from Rezangla Chowk, a Rangpuri bypass, extensions to the Urban Extension Road-II (UER-II) and the Barapulla elevated road, a fresh Talkatora–Barapulla link, and the development of a "Greater Southern Peripheral Road" on the Gurugram side.
On the ground in Gurugram, complementary road works are also being lined up. The Gurugram Metropolitan Development Authority (GMDA) has prepared a Rs 52-crore plan for the comprehensive renovation of a 9-kilometre stretch from Basai village to IFFCO Chowk, via Maharaja Agrasen Chowk. Together, these upgrades are expected to benefit a large catchment of residents. Once greenlit, these upgrades are expected to significantly enhance connectivity for residents living across nearly 100 sectors and housing societies in the city.
It's important for buyers to read this news with the right context. This is a proposal, not a sanctioned project. The Dwarka Expressway extension to Mayapuri is a proposal at the master-plan stage and is subject to government approval and final timelines. On the ground, other elements of the corridor's infrastructure pipeline are already moving faster. The existing metro pipeline adds another layer to the growth story. The Blue Line metro extension from Dwarka Sector 21 to Kherki Daula is confirmed for 2026-27, and once operational, this metro link will directly connect Dwarka Expressway to the Delhi Metro network, with sectors 102, 103, 104, and 109 expected to see an additional 15-20% price appreciation once metro operations begin.
