Gaurs Group's Sales Surge Reflects NCR's Growing Housing Appetite

Delhi-NCR's residential market is having a moment, and Gaurs Group's numbers tell the story clearly. The Noida-based developer, one of the region's most established names, has posted a sharp jump in sales bookings, reinforcing what brokers and buyers on the ground have been saying for months: demand for homes in Noida, Greater Noida and Ghaziabad is running well ahead of new supply.

According to recent disclosures, Gaurs Group's sales bookings rose 12 per cent to Rs 5,347 crore during the first nine months of the 2025-26 fiscal year, up from Rs 4,786 crore in the same period a year earlier. The group sold about 5.92 million square feet of area across 2,578 units during this period, with residential properties accounting for nearly 95 per cent of total bookings. For the full previous fiscal year, the company had clocked sales bookings of Rs 5,500 crore, and it expects to replicate or better that performance in 2026-27 given its launch pipeline.

Manoj Gaur, Chairman and Managing Director of Gaurs Group, attributed the momentum to sustained buyer confidence, noting that the company's sales momentum reflects sustained buyer confidence in its developments. He has also pointed to a structural driver behind the region's demand: a lack of new supply from reputed developers in Noida, Greater Noida and Ghaziabad even as buyer interest keeps climbing.

The numbers are backed by real transactions. Gaurs Group's luxury project 'Legacy by Gaurs' at Jaypee Greens, Greater Noida, sold nearly 200 apartments worth Rs 1,300 crore in its first phase, with company director Sarthak Gaur noting that completely selling out two projects one after the other in a matter of two-three days was no mean achievement. More recently, the group launched Gaur Alaris on Yamuna Expressway, an 11.8-acre project with roughly 1,088 apartments and an estimated sales realisation of Rs 1,900 crore, citing structural drivers that will support housing demand over the long term in the corridor.

To fuel this growth, Gaurs Group has been aggressively expanding its land bank. The company recently acquired 35-acre land parcels along Yamuna Expressway from ICICI Bank for around Rs 700 crore, with plans to launch 3-4 housing projects by March next year at Noida and Yamuna Expressway. It has also raised Rs 440 crore via non-convertible debentures to fund land acquisition and project execution, and has developed more than 100 million square feet with 75,000 units delivered across 70 projects to date.

What does this mean for homebuyers? Gaurs Group's surge is not an isolated data point — it's a signal that Greater Noida West and the wider NCR corridor are attracting serious developer and buyer confidence after years of oversupply concerns. Among listed peers, DLF posted pre-sales of Rs 16,176 crore and Signature Global recorded Rs 6,680 crore in the same period, underlining that Delhi-NCR remains one of India's most active residential markets. For buyers, this rising demand also means inventory in well-located, RERA-registered projects is moving fast, and prices in established micro-markets are unlikely to soften anytime soon.

This demand wave isn't limited to one developer. SOBHA, known for its backward-integrated construction and quality-first approach, entered Greater Noida in 2025 with SOBHA Aurum in Sector 36, marking the company's first project in the city and fifth in Delhi-NCR overall. The Bengaluru-headquartered developer has since followed up with SOBHA Rivana in Sector 1, expanding its NCR footprint at a time when the region's housing story is clearly gathering pace. For homebuyers evaluating Greater Noida and Greater Noida West, the broader takeaway is simple: infrastructure upgrades, expressway connectivity and the upcoming Jewar Airport are converting long-term potential into immediate, real demand.

Questions, Answered

Why are Gaurs Group's sales numbers significant for NCR homebuyers?
Gaurs Group's sales bookings rose 12 per cent to Rs 5,347 crore during the first nine months of FY 2025-26, one of the largest jumps among unlisted developers. This signals strong, sustained buyer demand across Noida, Greater Noida and Ghaziabad, which typically supports stable or rising property prices in the region.
Which micro-markets are seeing the most housing demand right now?
Greater Noida West, Yamuna Expressway, and Jaypee Greens in Greater Noida have emerged as the most active corridors. Developers cite a lack of new supply from established, reputed builders as a key reason demand continues to outpace available inventory.
Is Greater Noida West a good area to invest in currently?
Yes, the area continues to see strong developer activity and infrastructure investment, including expressway connectivity and proximity to the upcoming Jewar Airport. Multiple established developers, including SOBHA and Gaurs Group, have recently launched or expanded projects here.
What is driving demand in Noida and Greater Noida despite past oversupply concerns?
Improved connectivity via the Noida-Greater Noida Expressway and Yamuna Expressway, upcoming Jewar Airport access, and a shift toward reputed, RERA-compliant developers are key drivers. Buyers are increasingly prioritizing trusted brands with strong delivery track records.
How does SOBHA's entry into Greater Noida fit into this demand trend?
SOBHA launched its first Greater Noida project, SOBHA Aurum in Sector 36, as part of a broader NCR expansion that already includes projects in Gurugram. The move reflects growing developer confidence in the region's long-term housing demand.
What price range should buyers expect in Greater Noida's premium segment?
Premium projects in sectors like Sector 36 are priced roughly between Rs 1.5 Cr and Rs 3.7 Cr depending on configuration and size, with per-square-foot rates generally ranging from Rs 11,000 to Rs 16,000 for luxury developments.
Are these sales figures verified or self-reported by developers?
These are self-reported figures disclosed by Gaurs Group, a practice that is notable since unlisted real estate developers generally do not disclose sales booking figures publicly. The disclosure allows for comparison against listed peers like DLF and Signature Global for context.
How do Gaurs Group's numbers compare to other major NCR developers?
In the same nine-month period, DLF recorded pre-sales of Rs 16,176 crore, Lodha Developers posted Rs 14,640 crore, and Signature Global reported Rs 6,680 crore. Gaurs Group's Rs 5,347 crore places it among the top developers active specifically in the Noida-Greater Noida-Ghaziabad corridor.
What should first-time homebuyers watch for amid this demand surge?
Buyers should prioritize RERA-registered projects, verify developer delivery track records, and act early since strong demand can lead to faster inventory absorption and price escalation in sought-after sectors.
Is now a good time to book a home in the Greater Noida corridor?
With sustained demand, limited new supply from reputed developers, and infrastructure projects like the Jewar Airport nearing completion, the current phase favors buyers who move early on well-located, RERA-compliant projects.
