The Union Budget 2026 has doubled the tax holiday available to entities operating in the International Financial Services Centre (IFSC) from 10 years to 20 years, one of the most significant policy moves for India's only greenfield financial hub since its inception. According to the Finance Bill, eligible units can now claim a 100% tax deduction under Section 80LA for 20 consecutive years out of a 25-year block, up from 10 years out of 15. Once this window closes, entities move to a concessional 15% tax rate rather than the standard corporate rate, a structure officials say is designed to increase the competitiveness of IFSC.

Regulators expect the number of global reinsurers operating from GIFT City to climb to at least 20 by the end of 2026, deepening liquidity in Indian financial markets. Separately, from April 1, 2026, mutual funds and ETFs domiciled offshore have been permitted to relocate to GIFT City as a tax-neutral transaction, meaning no capital gains tax is triggered on the move. Assets under management within the IFSC are already approaching the $100 billion mark in early 2026, according to industry estimates, a scale that would have seemed ambitious just a few years ago.
For homebuyers, this financial momentum has a direct, visible effect: people. Every bank, fund house, insurer and reinsurer that sets up or expands a unit in GIFT City brings employees who need to live close to work. Gujarat's own policy push, aiming to establish over 250 new multinational centres in the state by 2030 with GIFT City as its cornerstone, only adds to this pipeline of incoming professionals and families. Housing demand in and around the IFSC has already responded to this trend, with residential prices in GIFT City rising sharply over the past few years as more firms set up base and workplace activity increases.
