Three mega-projects are turning South Hyderabad into the city's next big growth corridor.
Enquire NowSouth Hyderabad is in the middle of a structural shift. For years, the city's growth story was written along the western corridor — Gachibowli, Kokapet, and the Financial District. That script is changing. Three separate but connected infrastructure pushes — the Regional Ring Road (RRR), Hyderabad Metro Phase 2, and the Pharma City industrial park — are now pulling investment, jobs, and housing demand toward the southern belt.
The RRR is the backbone of this shift. Hyderabad Regional Ring Road (RRR) is a 340 km access controlled highway that aims at enhancing connectivity between Hyderabad and its peripheral districts, divided into a northern and southern section. The southern half, running approximately 182 km, will connect Choutuppal, Ibrahimpatnam, Kandukur, Amangal, Chevella, Shankarpally and Sangareddy. Progress differs between the two halves. The northern corridor, stretching close to 158 km, represents the most advanced phase of the project, with land acquisition nearing completion. The southern corridor runs through more densely populated districts, making land acquisition and approvals comparatively complex. Even so, its intent is clear: unlike earlier ring roads that absorbed city-bound traffic, the RRR is engineered to divert inter-district and long-haul freight movement away from Hyderabad, directly improving urban commute efficiency.
Metro connectivity is catching up too. Chief Minister Revanth Reddy finalised a ~70 km expansion plan under Phase II, mapping out four new corridors to connect the airport from different parts of the city. Phase 2A was approved by the Telangana Government and forwarded to the Centre in 2024, with construction expected to start in priority corridors including the Airport, Patancheru, and Medchal routes during 2025–2026. Crucially for the south, planners have gone a step further. Plans are in place to extend the Hyderabad Metro Rail up to the Pharma City premises.
Pharma City itself is the anchor project pulling this corridor forward. Hyderabad Pharma City is a large-scale, government-led pharmaceutical industrial park currently under development near Mucherla village, in Ranga Reddy District, Telangana. It is located approximately 25 kilometers from Hyderabad's Outer Ring Road and 29 kilometers from Rajiv Gandhi International Airport, covering over 19,000 acres as one of the largest integrated pharmaceutical industrial zones in the world. Of more than 350 pharmaceutical companies that expressed interest, 150 firms have already secured land in the first phase. The employment implications are significant: Pharma City is projected to create 5 lakh+ direct jobs and another 2–3 lakh indirect roles.
This is already showing up in prices. Property prices in South Hyderabad have seen a steady rise of 20–30% in the last two years, supported by consistent housing demand and better civic infrastructure. Luxury housing demand in the city jumped 73% in late 2025. Demand is spreading beyond the immediate industrial zone. Areas near Maheshwaram, Kandukur, and Tukkuguda offer land and housing at 30–50% lower prices than Gachibowli and Kokapet, but with future-ready potential. Developer interest is following the same trail — developers who once focused only on the west are now aggressively moving south, with even larger brands eyeing land in this corridor.
SOBHA's own Hyderabad journey mirrors the city's broader infrastructure-led expansion. SOBHA first entered the Hyderabad real estate for commercial work at the Infosys campuses in 2001, and in 2022 the builder started to launch housing properties, with Sobha Waterfront as its first residential project. Since then, the developer has widened its footprint. Locations such as Somajiguda, Kokapet, Financial District, and Nallagandla have become prime real estate hubs, where SOBHA has strategically introduced its projects. As South Hyderabad's connectivity story matures, this track record gives buyers a reference point for how infrastructure-led corridors typically play out over a decade.
For homebuyers, the takeaway is measured optimism rather than a rush to buy. Infrastructure timelines routinely run longer than announced — the RRR's southern stretch alone still faces land acquisition and approval hurdles across denser districts. Buyers evaluating this corridor should track DTCP and RERA approvals closely, verify project timelines against actual construction milestones on the RRR and Metro Phase 2, and treat headline price-appreciation numbers as directional rather than guaranteed. The direction of South Hyderabad's growth is increasingly clear; the pace will depend on how quickly these three projects move from paper to pavement.
