Hyderabad Metro Phase 2: Miyapur-Patancheru Game Changer

Hyderabad Metro Rail Limited (HMRL) revealed the route map for the first line of the second phase of the city's metro expansion on January 19, 2025. This line will connect Miyapur to Patancheru, covering a distance of 13.4 km and featuring 10 stations along the route.

The new corridor represents a critical infrastructure leap for one of Hyderabad's most underserved regions. The 10 stations cover the residential and industrial belt of West Hyderabad that has historically had no rapid transit access. The proposed stations are Miyapur X Road, Allwyn X Road, Madinaguda, Chanda Nagar, BHEL, Jyoti Nagar, Beeramguda, RC Puram, ICRISAT and Patancheru. These station names are tentative and may change later.

This ambitious project, designated as Corridor-7 in Phase 2, comes with an estimated cost of ₹4,107 crores. The Metro Authority estimates that by 2028, this route will cater to at least 1.65 lakh daily commuters. This corridor is being developed as an extension of the Red Line and is a fully elevated corridor.

The Miyapur-Patancheru Metro line is expected to serve as a critical link between Hyderabad and Sangareddy districts, easing traffic congestion along this highly industrial corridor. Currently, the area depends on RTC buses and private vehicles for daily commuting, and with the introduction of this metro line, it is anticipated that traffic woes in the Miyapur-Patancheru region will significantly reduce.

The expansion has been approved by Telangana Chief Minister Revanth Reddy, with the total cost of Phase 2 estimated at Rs 24,269 crore. With central government approval pending and JV funding model approved February 2026, construction is positioned to begin in late 2026 with the first stations targeted for operational handover in 2028-29, with Patancheru terminal targeted 2030.

Localities like Miyapur, Tellapur, and Patancheru are expected to see higher housing demand, stronger rental activity, and property price appreciation as commuting infrastructure improves. This metro extension positions the Western corridor as a prime real estate investment zone for homebuyers and investors seeking growth potential in Hyderabad's expanding metropolitan footprint.
