Prices climb, metro expands, and buyers turn selective across Hyderabad's growth corridors.

While several major metros cooled off, the City of Pearls kept moving forward on both sales and prices, backed by a steady IT and pharma job engine and an infrastructure pipeline that keeps expanding the map of investable neighbourhoods.
The numbers tell a consistent story of appreciation. The highlight of Q1 2026 was the continued rise in property prices, with the average residential price in Hyderabad increasing by 9 per cent on a year-on-year basis. This followed an even stronger run through 2025 — Hyderabad continued to outperform other metros with residential prices rising by 13% in the third quarter of 2025. On the volume side, the city recorded the sale of 38,403 residential units in 2025, marking a 4% growth compared to 2024.
Demand has also shifted decisively toward premium homes. Sales of homes priced above Rs 1 crore have grown by 11 per cent on a year-on-year basis, and this shift has helped sustain market performance even as other major cities such as Mumbai, Delhi-NCR, and Pune have experienced sharp declines in sales volumes. Developers have responded in kind — nearly 9,975 new units were launched in the housing segment in Q1 2026 alone.
That said, 2026 is showing early signs of a market that is maturing rather than overheating. The market is showing signs of consolidation rather than slowdown, with property registrations falling 14% year-on-year in January 2026, reflecting a shift from rapid growth to more stable, sustainable demand. For homebuyers, this generally means less speculative froth and more genuine end-user activity — a healthier backdrop for long-term ownership.
Geographically, the western and southern corridors continue to command the spotlight. Micro-markets such as Kokapet, Narsingi, Gachibowli, Kondapur, Puppalguda, Nanakramguda, Financial District, and Tellapur continued to dominate buyer interest through 2025. Within this belt, Narsingi has emerged as a preferred luxury high-rise destination due to its strategic junction location, offering seamless connectivity to both the Financial District and the airport via the ORR. At the same time, buyers priced out of the west are increasingly looking north and east, where the region already has good connectivity through the Outer Ring Road and NH-44, with upcoming projects like the Regional Ring Road expected to further improve access, and proximity to industrial hubs like Medchal and Genome Valley creating steady housing demand.
Infrastructure remains the single biggest swing factor for where the next wave of appreciation lands. The big story of 2026 is Metro Phase 2. The Central Government has given in-principle approval for the long-awaited Phase-II expansion of the Hyderabad Metro Rail project, covering nearly 162 kilometers across different parts of Hyderabad, with the Centre agreeing to a 50:50 funding partnership with the Telangana government. The first tranche of this expansion is well defined: Hyderabad Metro Rail Phase-II spans 76.4 km comprising five corridors, with the longest being the 36.8 km Nagole to Shamshabad airport line, alongside routes covering Raidurg to Kokapet Neopolis, MGBS to Chandrayangutta, Miyapur to Patancheru and LB Nagar to Hayat Nagar. History offers a useful benchmark on impact — historical data from Phase 1 shows properties within 800m of metro stations appreciated 18–24% in the 24 months post-announcement.
Rental economics remain supportive for investors. Hyderabad is winning the rental income race, with yields in IT belts reaching nearly 3.8 percent to 4.2 percent in 2025, offering stable returns for both domestic and NRI investors. Meanwhile, the office-to-residential demand link continues to strengthen the city's fundamentals, with Hyderabad's commercial space expected to increase by 200 million square feet by 2030, with strong absorption of Grade-A office spaces by IT giants supporting residential demand in nearby locations.
For a buyer weighing where to enter, the current market rewards patience and location discipline over speculation. Ready or near-ready homes inside the ORR, HMDA/RERA-approved layouts, and corridors with confirmed metro or road commitments are the segments showing the steadiest absorption. SOBHA's own presence in Hyderabad — with projects in Kokapet and Somajiguda — sits squarely in this zone of established demand, offering buyers exposure to a market still climbing, but climbing on firmer ground than it was a year ago.
