Dahisar to Andheri in minutes, not hours, is rewriting Mumbai's suburban map.

Mumbai Metro Red Line 7 is 16.5 km long, connecting Dahisar with Andheri East, and was opened in April 2022 at a speed of 80 km per hour. With 14 metro stations, passengers can easily switch to the suburban rail system and MRT system at Andheri, JVLR, and Dahisar. Besides connecting with metro lines 1, 2A, and 6, Line 7 also helps decongest the Western Express Highway.
The numbers tell their own story. The line has significantly reduced travel time between Dahisar and Andheri East by 35 minutes. Together with Metro 2A, these elevated corridors connecting Dahisar with DN Nagar and Gundavali recorded over 200 million passenger journeys in just 39 months, with average daily ridership exceeding 300,000. For many end-users working in Andheri, BKC, or South Mumbai, these routes have cut down travel time and commuting fatigue, encouraging professionals to move from high-cost, centrally located rentals to suburban neighbourhoods with rapid connectivity.
Real estate along the corridor is already responding. This enhanced connectivity has boosted property prices in the surrounding region, with Dahisar East recording a surge of over 33 percent in average property prices in the last three years. Further down the line, projects located close to Mumbai Metro Line 7 stations have witnessed approximately 10%–22% appreciation over the last two years, depending on location and redevelopment status. Line 7 connects Dahisar East to Gundavali and passes through Borivali, Kandivali, Malad, Goregaon, and Andheri East, and has become one of the most important transport links for daily commuters across the western suburban belt.
Andheri East, the corridor's southern anchor, is showing the clearest price momentum. Andheri East has seen a positive trajectory in property rates, moving from ₹29,750 per sq ft in September 2025 to ₹31,650 per sq ft, highlighting increasing demand for residential assets within the locality. This reflects market appreciation of 2.46% compared to the previous period, indicating sustained demand for residential properties in this well-connected Mumbai suburb. The wider micromarket has tracked a similar upward trend, rising from ₹33,100 per sq ft to ₹35,900 per sq ft over the same period.
The network is only getting denser. Mumbai metro red line 7 will be connected to the under-construction metro line 7A, a 3.17 km-long line that will connect Line 7 with Airport Colony and CSIA Terminal 2. As per MMRDA, metro line 9 will further extend Red Line 7 from Andheri to CSIA and from Dahisar to Mira Bhayander. Analysts covering the corridor note that in 2026, Metro Line 7 has been the biggest demand driver for stations along its route, with direct metro access to SEEPZ, Andheri East, and eventually BKC via interchange.
The ripple effect isn't confined to one pocket. Better access to employment hubs in Andheri East, Goregaon, MIDC, and SEEPZ, along with growing social infrastructure, has encouraged interest from both homebuyers and developers seeking well-connected residential locations. Areas such as Andheri, Ghatkopar, Dahisar, and Thane have already witnessed a surge in property values after becoming metro-connected. This is precisely the backdrop against which national developers are entering the market. SOBHA Limited made its Mumbai debut in late 2025, with Deputy Managing Director Nisanth MN describing it as a market where "Stepping into Mumbai is a defining moment... a city shaped by global perspectives, refined taste and a deep appreciation for well-crafted homes."
For homebuyers evaluating the eastern suburbs today, the metro is no longer a future promise but a lived daily reality. For today's homebuyers, connectivity is no longer viewed as a bonus feature — it is often one of the primary factors influencing location choice. As SOBHA expands its Mumbai footprint with projects like Sobha Chandivali in Andheri East, buyers get a rare combination: an established, metro-linked micro-market backed by a developer known for construction quality and timely delivery.
The takeaway for anyone house-hunting along the Dahisar-Andheri belt is simple. Infrastructure momentum, ridership growth, and price appreciation are all moving in the same direction. As Line 7A and Line 9 extensions come online, the corridor's pull on both end-users and investors is only expected to strengthen further.
