Noida International Airport at Jewar, unveiled by Prime Minister Narendra Modi as part of its Phase 1 inauguration on March 28, 2026, has moved the region from years of anticipation into operational reality. The Directorate General of Civil Aviation granted the provisional aerodrome licence on March 6-7, 2026, following Bureau of Civil Aviation Security clearance, clearing the final regulatory hurdle before flights could begin.
Commercial operations followed on June 15, 2026, when IndiGo operated the airport's first flight, arriving from Lucknow, with daily services to Hyderabad and Amritsar also commencing the same day. By July 2026, the airport's network plans to connect 16 cities across 11 states, positioning it as a genuine second gateway for the National Capital Region. Phase 1 itself spans over 1,300 hectares with a single 4,000-metre runway, a 90,000 sq m terminal, and capacity for 12 million passengers annually — numbers set to multiply as later phases add runways and international routes.
The price impact is already measurable, not speculative. Noida recorded 92% residential price appreciation between Q1 2020 and Q1 2025, while Greater Noida saw a 98% rise over the same period. Across the city, flat rates now range between Rs 8,000 and Rs 14,500 per sq ft, a level that reflects a rise of over 90% since 2020, driven by Jewar Airport, metro expansion, and new expressways. In Greater Noida, the Yamuna Expressway belt commands rates of up to Rs 16,150 per sq ft, while the Pari Chowk belt touches Rs 15,200 per sq ft.
Connectivity investments are the backbone of this appreciation. A 74-km greenfield link road connecting the Ganga Expressway to Jewar Airport is underway, with YEIDA acquiring around 740 acres of land from 16 villages for the estimated Rs 4,000 crore project. Separately, a planned Delhi-Jewar 8-lane expressway, a project worth roughly Rs 36.31 billion, is targeted for completion by 2027, and metro extensions toward the airport influence zone are also under consideration.
The ripple effect extends well beyond residential plots. According to property consultancy Colliers India, Noida is expected to record annual office leasing of 2-3 million square feet from 2026 onwards, accounting for nearly a quarter of Delhi-NCR's Grade A office space absorption — a signal that commercial occupiers, not just homebuyers, are betting on the corridor's future.
Industry voices echo this confidence. Ravikant, Founder of Elegance Enterprise, notes that infrastructure developments like the Noida International Airport act as strong drivers of growth, and that the launch has renewed confidence and provided long-term visibility for developers in the region. He adds that improved connectivity is opening up the outskirts as viable real estate destinations, offering lower density and more open spaces compared to congested city centres.
For homebuyers, the takeaway is straightforward: the Jewar Airport effect is no longer a future promise but a present-day price driver. Locations with strong road access, planned commercial development, and credible developer backing are seeing the fastest and most sustained appreciation, while the broader Yamuna Expressway and Greater Noida corridor is emerging as one of NCR's most closely watched growth stories heading into 2027.
