The numbers back up the buzz. According to Cushman & Wakefield's Q1 2026 data, the city's commercial and residential real estate sectors are witnessing a major growth spurt, driven by intense demand from information technology, pharmaceuticals, and premium housing segments, pushing office vacancy levels to near zero. On the residential side, the city recorded 1,530 new residential unit launches in Q1 2026, with suburban submarkets taking a dominant 73% share, followed by the CBD at 19% and peripheral markets at 8%. Notably, high-end and luxury segments led the new supply with a 52% share, followed closely by the mid-segment at 43%, signalling a decisive shift toward the premium housing bracket that SOBHA has long specialised in.
Veera Babu, Executive Managing Director of Tenant Representation - India at Cushman & Wakefield, pointed to the city's underlying strengths, noting that "with an office inventory of 5.5 MSF, Coimbatore has emerged as a credible destination for occupiers in the IT, pharma and business process management sectors over the past few years." This corporate momentum is directly translating into housing demand, with capital values across all residential submarkets posting strong year-on-year growth, high-end developments witnessing an 11% to 14% price appreciation, while mid-segment housing saw an 8% to 12% growth.
SOBHA's presence in Coimbatore is centred on the Vedapatti micro-market, an area that has developed into a preferred address for gated villa and rowhouse living. Sobha Emerald, a gated community of luxury villas on 11.69 acres in the Vedapatti area with 61 modern homes blending comfort and style, has already been handed over and is now a resale-active project. A short distance away, Sobha Turquoise offers 95 elegant row houses over an area of 4.35 acres with ready-to-move 3 BHK homes, while Sobha Verdure adds another 44 rowhouses to the corridor under RERA registration. More recently, SOBHA extended into plotted development with Sobha Mountain Mist, which is the first plotted development in the city, spread over 4.54 acres with 88 plots ranging from 1,280 to 3,139 square feet, catering to buyers who want to design and build at their own pace.
Infrastructure is arguably the biggest reason Coimbatore is on developers' radar for 2026 and beyond. The long-discussed Coimbatore Metro has moved from concept to planning, with construction preparation under way on Line 1 (Ukkadam to Airport, 20.4 km) and Line 2 (Junction to Valiyampalayam, 14.4 km), both of which run along Avinashi Road and Sathy Road, placing most of Coimbatore's growth corridors — Saravanampatti, Kariyampalayam, Annur, and Kalapatti — inside direct metro catchment. Alongside the metro, two new outer ring roads are being built, plus the airport expansion and NH-544 widening are moving in parallel, which analysts describe as the largest single infrastructure inflection Coimbatore has seen in fifteen years.
Buyer preferences are also evolving in ways that favour SOBHA's product mix. Market observers note that one of the key trends shaping Coimbatore's real estate market in 2025–2026 is the shift toward plotted developments and low-density residential communities, with buyers increasingly prioritizing space, flexibility, and long-term ownership. This dovetails with the villa, rowhouse, and plot formats SOBHA has built its Coimbatore portfolio around, rather than dense high-rise apartment stacks.
For prospective buyers, the investment case rests on relative affordability combined with visible momentum. Several independent market trackers now project that industry experts are projecting a steady 10% to 15% annual growth rate beyond 2026 for the city, a trajectory backed by the same forces — IT expansion, pharma investment, and infrastructure upgrades — driving SOBHA's decision to deepen its Coimbatore presence. With ready villas at Emerald, rowhouses at Turquoise, and RERA-approved plots at Mountain Mist, SOBHA currently offers Coimbatore buyers entry points across nearly every premium housing format, at a stage when the city's fundamentals still look early rather than fully priced in.
