SOBHA Kicks Off 2025 With Sobha Solis in Motor City

SOBHA has opened the year with its first major project launch of 2025, unveiling Sobha Solis in Dubai's Motor City. Sobha Realty has announced the launch of Sobha Solis, its first project of 2025, located in the dynamic Dubai Motor City, a development the company says sets a new benchmark in active lifestyles. The launch signals continued momentum for the developer in one of Dubai's most established residential districts.

The scale of the project is significant. Sobha Solis offers 2,316 state-of-the-art residences, ranging from one- to three-bedroom apartments, with prices starting at $275k (AED 1.01mn), and introduces the company's first-ever fully furnished apartments. This marks a notable shift for SOBHA, which has traditionally sold homes unfurnished, reflecting the backward-integration model the company is known for across its Dubai portfolio.

On location, Sobha Solis is a new-age township strategically located in Up Town Motor City, spanning 5,358.41 square feet of land with 80% open space and 20% built development, and offers 2,316 units of 1, 1.5, 2, and 3 BHK apartments ranging from 536 sq ft to 1,889 sq ft. The project features 4 towers with G+46 floors.

SOBHA's leadership has framed the launch as part of a broader growth story for the year. Commenting on the launch, Mr. PNC Menon, Founder of Sobha Group, said, "The launch of Sobha Solis represents the beginning of yet another exciting year!" Industry commentary has also pointed to the strategic logic behind choosing Motor City. Sobha Realty launched its first project of 2025 in Motor City, given the community's high rental yields and capital appreciation.

Amenities at Sobha Solis lean heavily into an active-living theme. The project will have an array of amenities including an Arsenal-branded gym, along with a jogging track, rock-climbing wall, tennis court, zen garden, pet park, and leisure and children's pools. At the heart of the development is a sunken leisure pool inspired by luxury resorts, surrounded by lush greenery that creates a serene oasis within Motor City.

Sustainability has also been positioned as a core pillar of the project. In line with Sobha Realty's commitment to sustainability, Sobha Solis incorporates eco-friendly features including double-glazed facades, energy-efficient HVAC systems, EV charging stations, and advanced district cooling systems, with locally sourced materials further reducing the project's environmental impact.

On timelines, the project moved from announcement to formal launch within weeks. Sobha Solis received RERA approval and launched on 15th February 2025. Construction time is set for 2 years, after which possession and occupancy will begin in December 2027. Site work is already underway, with reports noting the project's entrance gate, boundary wall and roads are ready.

Sobha Solis fits into a much larger pattern of expansion for the developer across the UAE.
