Sobha brings a new plotted community to Chikkatirupathi

Sobha has introduced Sacred Grove by the Lake, an integrated plotted development in Chikka Tirupathi Village, off Sarjapur Road. The 26.14-acre community comprises 388 residential plots alongside dedicated commercial spaces. The project is developed and marketed by Sobha in association with Iustus Residential Layout Private Limited.

The launch adds a plotted-home option to the Chikkatirupathi growth belt, with prices starting at Rs 86 lakh. Officially listed plot sizes range from 1,200 to 2,540 sq ft. Examples include 30 ft × 40 ft, 30 ft × 50 ft and 30 ft × 55 ft plots, giving buyers different footprints to consider for a future home.

The project’s planned community features include a clubhouse with a swimming pool, gymnasium, multipurpose hall, cafeteria and social lounge, plus an indoor sports arena and outdoor courts. The IUSTUS Sports Academy, associated with the Padukone School of Badminton, adds a dedicated sports focus. Project marketing also highlights landscaped greens, a lakeside setting and a Miyawaki forest featuring 10,000 trees.

The site is in Chikka Tirupathi Village, Malur Taluk, Kolar District, near the Satellite Town Ring Road (STRR). Project-marketing estimates place Sarjapur Road around 12–13 km away and Whitefield around 15–18 km away. NH-648 is a key road corridor for reaching Sarjapur and the wider Bengaluru region. Nearby schools in the locality include SLV Vidyalaya English High School, Sri Ram Public School and Aikhyatha Public School; Chikka Tirupathi Government Hospital serves the area.

The project is registered with the Karnataka Real Estate Regulatory Authority under PRM/KA/RERA/1265/347/PR/020226/008445. Its registration date is 2 February 2026, and the RERA schedule gives a proposed completion date of 30 September 2028. Sacred Grove by the Lake adds to Sobha’s Bengaluru presence. Sobha’s company profile cites 595 projects across residential, commercial, non-residential and contractual categories, with 154.23 million sq ft delivered and operations in 28 cities across 14 states, as of June 2026. The company launched its first residential project, Sobha Sapphire, in Bengaluru in 1997 and completed it in 1999.
