Port growth, IT expansion and metro plans are fueling Trivandrum's housing boom.

Housing sales rose by 19% year on year, the highest increase among India's 15 tier-II markets, even as the combined group recorded 4% decline. That single statistic tells the story of a capital city market outperforming almost every other tier-II city in the country, and the reasons trace back to three big-ticket infrastructure projects that are finally moving from paper to ground.
The most visible of these is the Vizhinjam International Seaport. The major part of the phase one construction of the Vizhinjam port was completed in December 2024. Since commercial operations began, the port has outperformed its own targets. Commercial operations at the port commenced on December 3, 2024, following the issuance of the completion certificate, and the initial target was to handle 10 lakh containers in the first year, but the port has already processed nearly 14 lakh containers. Some of the world's largest container ships — including MSC Turkey, MSC Irina and MSC Verona — have docked at Vizhinjam, vessels that had not previously called at ports along the Asian coastline. Encouraged by this performance, the state has moved quickly on expansion. Kerala Ports Minister V N Vasavan said the first phase of operations at the Vizhinjam International Seaport has exceeded expectations and that construction of the second phase will begin in January 2026. In the second phase, the existing 800-metre berth will be extended by an additional 1,200 metres, taking the total berth length to 2,000 metres. Under the revised agreement, the remaining phases are scheduled for completion by 2028, after which Vizhinjam is expected to emerge as a globally prominent port. For real estate, the ripple effect is already visible: areas along the Vizhinjam Technopark Kazhakuttom corridor are expected to emerge as the city's new commercial belt.
On the IT side, Technopark is entering a phase that could reshape the city's northern suburbs entirely. Technopark Phase IV, also known as Technocity, is a roughly 389-acre integrated IT township near Pallippuram designed to significantly expand Kerala's IT and knowledge-economy workforce, which is expected to drive sustained housing demand in surrounding localities. This roughly 389-acre township near Pallippuram, Mangalapuram, and Murukkumpuzha is designed around a walk-to-work master plan that integrates technology campuses, research institutions, residential zones, and commercial hubs into a single, self-contained urban ecosystem. The anchor tenants make the scale clear: Technocity has now added TCS's Digital Hub, one of India's largest IT campuses, alongside KSUM's Innovation Hub, the Kerala Space Park, and Digital University Kerala. Some analysts believe the impact will be transformative for employment. The scale of this expansion is significant enough that some industry commentary suggests it could help double Kerala's IT workforce over the coming decade — a direct, sustained driver of housing demand in the surrounding corridor.
The third catalyst, a metro rail line, has taken longer to materialise but is now inching forward. The Detailed Project Report of the long-awaited Thiruvananthapuram Metro project has been submitted by Delhi Metro Rail Corporation to Kochi Metro Rail Limited, after the state government had approved the alignment of the first phase in November 2025, with the project estimated at approximately Rs 8,000 crore. The route is designed to serve exactly the corridor benefiting most from the port and IT expansion. The proposed route runs through Technocity, Pallipuram, Kaniyapuram, Kazhakoottam, Kazhakoottam Junction, Kariavattom, Gurumandiram and Pangapara. Officials caution that final clearances are still pending. KMRL is currently reviewing the DPR, after which it will be sent to the state government for approval and then to the central government for final approval and work sanction.
All this activity is already reshaping which neighbourhoods buyers are chasing. Karyavattom, Peyad, and Peroorkada have recorded the strongest price appreciation over the past three years, according to industry data. On the rental side, the IT workforce is driving a different set of localities. Kazhakkoottam and Pallippuram are currently reported to offer some of the highest rental returns in the city, largely due to demand from the IT workforce. Meanwhile, port-linked growth is spreading demand further south. Neighbourhoods like Kovalam, Balaramapuram, Vizhinjam, and the Vizhinjam-Technopark-Kazhakuttom corridor are witnessing rapid growth, emerging as prime locations for residential and commercial real estate investments.
The cumulative effect on pricing is notable. Trivandrum has established itself as Kerala's highest-priced residential market, and demand is increasingly coming from a specific buyer profile. Luxury housing demand is rising steadily among NRIs, IT professionals, and high-net-worth individuals. Market watchers expect this to hold. The city is expected to maintain steady growth over the next several years as urbanization accelerates.
SOBHA has positioned its Trivandrum portfolio directly along this growth belt. Its flagship project, Sobha Woods Whispering Hill, sits on a hillock in Akkulam with several apartments offering views of Akkulam Lake, and is strategically located near NH66, the international airport, tech campuses, business parks, educational and healthcare institutions, and retail destinations. The project introduced a construction method new to the city: Sobha has introduced advanced shear wall construction in Trivandrum for the first time — the same structural technology used in developments like Lulu Mall, Infosys campuses, and global landmarks such as the Burj Khalifa.
For homebuyers, the takeaway is straightforward. Three separate infrastructure stories — trade, technology, and transit — are converging on the same city at the same time. That kind of overlap is rare, and it explains why Trivandrum's housing numbers are outpacing most of India's tier-II markets in 2026. Buyers evaluating the city now are essentially betting on a decade-long infrastructure cycle that has already moved well past the announcement stage.
