Enquire NowSobha Realty made its Abu Dhabi debut with the announcement of a Dh40-billion nature-led waterfront community in Al Bahia. Located close to Abu Dhabi's Zayed International Airport, the project will feature 4,000 apartments and 2,500 villas, with prices for one-bedroom units starting from Dh1.3 million for apartments and Dh4.69 million for villas. An additional 80 exclusive mansions will go on sale later, rounding out the offering for ultra-premium buyers.
Phase 1 of the community is structured across three named clusters — River Cove Residences (apartments), The Terraces (garden villas/townhouses) and The Orchard (estate villas). Phase one, about a third of units, is on sale now with handover in Q4 2029. Phase 1 is live, comprising 470 homes across three unit types, with handover scheduled for December 2029.
The masterplan is built around water, landscape and movement. The project entails over 50,000 trees, vast landscaped green corridors, and ecological open spaces, with a 2 km-long waterfront promenade forming the core lifestyle spine of the community. The layout dedicates roughly 60% of the land to green spaces and waterfront zones, built around a "City Living with Nature" concept.
Sobha Realty enters Abu Dhabi on the back of its Dubai track record, most notably Sobha Hartland, which today houses over 11,000 residents. Chairman Ravi Menon described the vision succinctly: "Sobha City has been envisioned as a living environment that feels calm, enduring, and deeply connected to its surroundings, while being future-ready."
Phase 1 spans apartments, garden villas and estate villas, with wider mansion inventory to follow in a later release.
