North Bangalore's real estate map is being redrawn by one project: the Namma Metro Blue Line. This corridor will connect Central Silk Board to Kempegowda International Airport, and its most consequential node for Thanisandra homebuyers is the Nagawara interchange. Buyers should temper expectations with realism on timelines. Progress on the KR Pura–KIA stretch (Phase 2A) resumed after a delay in 2023 due to a fatal incident in HBR Layout. However, a significant shortage of labor continues to impact timelines. Metro-driven appreciation in Bangalore has historically front-run actual line openings by two to three years, so much of Thanisandra's current price momentum is already pricing in a 2027 Blue Line. The window for pre-completion entry pricing is narrowing, but it hasn't closed.
