Once dismissed as an unfinished promise, the stretch is now central to almost every conversation about Gurugram real estate, and the numbers back up the buzz. The full 27.6 km, 16-lane expressway has been operational since June 2025, along with flyovers and cloverleaf interchanges that have significantly improved connectivity. Built at an investment of nearly ₹9,000 crore, this mega infrastructure project has dramatically improved connectivity between Delhi and Gurugram, reducing travel time to IGI Airport to just about 20 minutes.
The sales data tells its own story. In CY 2023, the market witnessed a sales growth of 67% Y-o-Y with a total of 11,270 housing units launched, while 12,409 residential units were sold in this submarket, which was 66% of the overall sales in Gurugram. Around 175 acres of land across seventeen separate deals valued at over INR 3,100 crore have been acquired by real estate developers since CY2022 in this submarket. The momentum hasn't slowed since. In 2025 alone, projects worth over ₹86,588 crore were approved along Dwarka Expressway, and the market continues to demonstrate robust demand, with an absorption rate exceeding 97%.
Price appreciation across the corridor has been just as striking. Property prices have surged 151% over the past five years, flat rates have appreciated 211.1% per 99acres 2025 data, and plots in Sectors 32-33 saw 340%+ appreciation. Other data points echo the same trend: between 2020 and 2024, Dwarka Expressway property prices nearly doubled, reflecting the area's growing residential appeal. Today, reports from 99acres indicate that average property rates have now stabilized between ₹13,000 and ₹24,000 per sq. ft.
The wider Gurugram market is riding the same wave. Gurugram has emerged as a real estate powerhouse with Rs 27,000 crore in investments recorded between January and April 2026. Industry voices see this as a structural shift rather than a short-term spike. Deepak Sangwan, Chairman of Origen Realty, notes that Gurugram's real estate growth continues to be strongly driven by connectivity-led development. While improved infrastructure has allowed residents to commute conveniently, it has also unlocked new areas for real estate development, and one of the biggest examples of this shift is the Dwarka Expressway.
More infrastructure is on the way, which should sustain this trajectory. Global City Gurugram, a 1,000-acre CBD spanning Sectors 36B, 37A, and 37B, anchors this growth, with Phase 1 infrastructure targeted for late 2026. DMRC's Golden Line (Phase IV) runs parallel to the corridor, connecting southern Delhi to IGI Airport, with construction underway and partial operations targeted for late 2026. Separately, planners are looking even further ahead: in late May 2026, a new master plan drafted by Delhi International Airport Limited proposed extending the eight-lane Dwarka Expressway all the way to Delhi's Mayapuri Ring Road.
Demand patterns are also evolving as the corridor matures. The impact on Gurgaon real estate is evident in steady expansion of the first-time buyer market, with mid-sized units of 900-1200 sq ft witnessing higher absorption due to manageable budgets. At the same time, family housing preferences are shifting toward larger layouts. Demand is tilting towards homes with larger layouts, dedicated children's zones, and common green spaces, with 4BHK flats comprising a significant share of absorption in recent projects.
Established developers have anchored this growth with sustained delivery. BPTP, Sobha Limited, Godrej Properties, M3M India, Signature Global, and Hero Realty have established strong delivery records along the corridor. SOBHA's own footprint here includes SOBHA City, a 39-acre integrated township in Sector 108 that has already sold 14 towers and become home to over 1,100 families, alongside a commercial development in Sector 106 aimed at the corridor's growing retail and office demand.
For homebuyers, the takeaway is straightforward: this is no longer a speculative bet on future roads, it is a corridor with completed infrastructure, verified sales volumes, and a widening base of end-users. Anyone evaluating a purchase here should still check RERA registration, possession timelines, and builder track record before committing, but the underlying fundamentals of the Dwarka Expressway growth story are now well established.
