Infrastructure reshapes East Bangalore's real estate landscape
Enquire NowEast Bangalore is emerging as a high-value hub at ₹13,750 per sq ft, commanding the highest rates across Bangalore's zones. Rates have risen from ₹10,950 per sq ft in September 2025 to reach ₹12,400 per sq ft by June 2026, signaling sustained momentum in a market where infrastructure is now the primary driver of growth.
North and East Bangalore are among the strongest growth corridors because of metro connectivity, employment hubs, and long-term infrastructure expansion. The catalyst? Three major infrastructure projects reshaping the entire region. Infrastructure has become one of the biggest reasons why property prices are rising, with projects such as the Satellite Town Ring Road (STRR), Namma Metro expansion, airport connectivity upgrades, expressways, and industrial corridors creating entirely new growth zones.
The Satellite Town Ring Road (STRR) is generating the most immediate impact. The STRR is a 280.8-kilometer ring road under construction around Bangalore city, and it will reduce traffic congestion in core areas, provide an alternative route for heavy-duty vehicles to bypass the city, segregate urban and regional traffic, and improve connectivity. Many experts believe STRR could become a major growth catalyst for Bangalore's next phase of expansion.
The Bangalore-Chennai Expressway NE7 is another game-changer for East Bangalore. Spanning 258 km, this national expressway connects Hoskote in Karnataka to Sriperumbudur in Tamil Nadu, shortening travel time from 6 hours to just 3 hours and enhancing access to major industrial corridors. Strategic locations near NE7 such as Hoskote, Budigere Cross, and Kannamangala will witness high appreciation, with key areas like Hoskote, Kannamangala, K R Puram, and Marathahalli benefiting the most.
Meanwhile, Namma Metro expansion continues transforming accessibility. Metro connectivity on the Purple Line to Whitefield has improved livability considerably, while the Blue Line extension to Sarjapur Road and Bellandur promises to unlock new micro-markets. The Mallige and Kanaka corridors of the Bangalore Suburban Rail Project are targeted for inauguration by December 2026, adding a fourth infrastructure pillar to East Bangalore's transformation.
What does this mean for buyers and investors? The real estate market in Bangalore East is highly promising, with rising property values, strong rental demand, and continuous infrastructure growth. Residential property prices in Bangalore are projected to rise by 8-10% annually in key areas like East Bangalore. Demand is active, transactions are happening, and buyer confidence is clearly concentrated in this corridor, especially in areas like Whitefield, KR Puram, and Mahadevapura which are fully active residential-commercial zones.
The takeaway: East Bangalore is no longer appreciating on IT employment alone. Infrastructure completion is the new value driver—and much of it arrives between now and 2028.
