STRR, the Chennai Expressway and metro plans are turning Hoskote into Bangalore's next big address.

Three infrastructure stories are driving that shift at once — a ring road, an interstate expressway, and a proposed metro line — and together they are rewriting how buyers and investors look at this stretch of Old Madras Road.
The Satellite Town Ring Road (STRR) is the first big lever. The Dobbaspete-Hoskote section is roughly 80km, with parts already operational and full completion targeted around 2027-28. A meaningful stretch of STRR is already operational between Dobbaspet and Hoskote, with tolling active since 2024. For residents, this has already started diverting heavy freight traffic away from local roads, a shift that is changing how the belt is perceived.
Running alongside it is the Bangalore-Chennai Expressway, or NE7 — and Hoskote sits right at its starting point. The 258km corridor to Sriperumbudur passes through Karnataka, Andhra Pradesh, and Tamil Nadu, giving Hoskote a direct role in interstate freight and passenger movement. This 10-lane greenfield project will reduce travel time between the two tech capitals to just 3 hours. As of 2026, the Karnataka section, from Hoskote to the border, is fully operational and toll-collecting.
Metro connectivity is the third, and newest, piece of this puzzle. The Karnataka government has also proposed extending the Bengaluru Metro network to Hoskote, as announced by Deputy CM D.K. Shivakumar. On the ground, this is already taking shape as feasibility work: the planned Purple Line extension from KR Puram to Hoskote is undergoing feasibility studies, promising future rail connectivity. Once confirmed, it would give Hoskote a direct rail link to Whitefield and the city's core business districts.
The numbers on the ground already reflect this momentum. The locale has recorded 115% growth in 5 years, which shows how strongly values have moved during this period. The average rate stands at around ₹7,100 per sq ft, enhancing prospects for buyers who seek early entry into a rapidly developing neighbourhood. History offers a useful benchmark here: ring road completions in Bangalore have historically triggered a 20-40% appreciation in nearby residential land and apartment values.
Employment demand is backing up this price story. Hoskote real estate benefits from KIADB-linked industrial activity in and around its wider belt, which enhances its position as an emerging location. Hoskote is the core of the Aero-IT Corridor and the Narsapura Industrial Area, home to Honda, Volvo, and Mahindra. Manufacturing and industrial entities formed 23% of Bangalore's Grade A office leasing, indicating expansion in the city's business base that can support nearby housing markets.
SOBHA has read this trajectory closely. The developer's Hoskote township is planned across a large integrated land parcel, with 18 high-rise towers with premium apartments and more than 4,182 residential units, alongside dedicated retail and commercial spaces. On-ground work is already underway at the site, where ground clearing, boundary marking, soil testing and topographic surveys are all completed. For a brand built on scale and delivery discipline, Hoskote's road-and-rail story lines up well with a long-horizon township bet.
For homebuyers, the takeaway is straightforward: Hoskote is no longer a bet on hope alone. STRR and NE7 are partly operational and toll-collecting today, metro plans have moved from talk to feasibility study, and pricing still sits well below mature East Bangalore markets like Whitefield. That combination of visible infrastructure and comparatively low entry cost is exactly what is pulling early-stage investors — and now larger developers — toward this corridor.
