Blue Line's 2027 airport connectivity is already lifting North Bangalore property values.

The Namma Metro Blue Line, officially called the ORR-Airport corridor, is being built to link Central Silk Board with Kempegowda International Airport, and its northern stretch is turning localities like Hebbal, Yelahanka and Jakkur into some of the city's most watched micro-markets.
The project is split into two phases. Phase 2A runs from Central Silk Board to Krishnarajapura covering 19.75 km with 13 stations, while Phase 2B extends 27.09 km from Hebbal to KIAL Terminals with 8 stations, in addition to the Krishnarajapura to Hebbal stretch of 11.35 km with 8 stations. Together, the full corridor covers 58.19 km. The Blue Line is moving steadily toward its target completion in December 2027, with civil works having touched 52.5% progress as of June 30, 2025, according to BMRCL.
Construction has picked up pace after early setbacks. Construction momentum picked up along the airport-bound corridor after a nine-month halt in 2023, triggered by a tragic accident at HBR Layout. More recently, BMRCL Managing Director J Ravishankar conducted a field inspection of the Blue Line corridor linking Kempegowda International Airport to Hebbal, reviewing viaduct segments, station buildings, and the Shettigere depot, along with railway crossings and cut-and-cover tunnels near the Indian Air Force zone. Two stations are getting special treatment given their location. Two of the metro stations within the airport limits are being developed by Bangalore International Airport Limited to align with its architectural plan, with the Airport City station coming up at ground level and the Airport Terminal station built as a semi-underground structure. The trains themselves are being designed with air travellers in mind, featuring driverless operation and luggage racks.
The price impact is already visible well before the first train runs. While the corridor is slated to open in 2027, housing prices in key catchments such as Hebbal, Jakkur and Yelahanka have outpaced city averages, signalling the emergence of a pre-launch metro premium in select micro-markets. Industry data backs this up at the city level too: metro-adjacent properties in Bengaluru command a 10% to 20% premium over comparable non-metro locations. Land parcels closest to upcoming stations are seeing even sharper gains. The land price near the airport, located within a 1-km radius of upcoming metro stations, has recorded a 20% to 30% rise in value over the past two years.
Hebbal stands out as a key beneficiary given its dual advantage of location and existing infrastructure. Hebbal is one of the most important places for transport in Bengaluru, near Manyata Tech Park and the airport corridor, with property costs usually around ₹14,000-₹16,000 per square foot. Analysts note that areas at the intersection of multiple projects, specifically Devanahalli and Hebbal, tend to capture the strongest cumulative appreciation because employment growth, commute convenience, and road access all improve at once.
Yelahanka is emerging as another hotspot along the corridor. Yelahanka is one of the most popular residential localities in North Bengaluru, and the soon-to-be-opened Namma Metro Blue Line will further push growth, making areas around Yelahanka Metro Station attractive for both homebuyers and investors. Nearby micro-markets are also catching investor attention: Kogilu, a few kilometres from Yelahanka Metro Station, has seen swift development in its residential sector with average property prices around ₹7,500-₹11,500 per sq. ft.
Beyond direct price appreciation, the metro is changing how North Bangalore functions as a commuter zone. The Blue Line will enable travel from the city centre to the airport in under 45 minutes, while also helping commuters avoid heavy congestion at Hebbal. This is drawing corporate interest to the corridor as well: large IT companies and Global Capability Centres are leasing offices near metro stations, creating strong housing demand in nearby areas. The metro isn't developing in isolation either — it is coming up alongside projects like the Peripheral Ring Road and the Suburban Rail, together creating a multi-modal transport network that boosts property values.
For homebuyers evaluating North Bangalore right now, timing and location within the corridor matter. Properties within 1-2 km of confirmed stations along Hebbal, Yelahanka and the ORR belt are the ones seeing the strongest early buyer interest, while broader localities across Devanahalli, Thanisandra and Bagalur are still priced lower and carry longer-term upside as the 2027 deadline approaches. Buyers should track verified construction milestones — like BMRCL's quarterly progress updates — rather than just launch announcements, since the corridor has already seen its completion date shift more than once.
