Nagawara's Pink-Blue Line interchange nears completion, reshaping North Bangalore property values.

Construction of the underground Nagawara station on the Pink Line is nearing completion, with nearly 98% of the work finished, according to BMRCL officials. The Pink Line, which runs from Kalena Agrahara to Nagawara, is expected to be completed by December 2026, subject to final-stage clearances.
What makes Nagawara significant is not just the Pink Line itself, but its role as a junction. Nagawara will serve as the interchange between the Pink Line and the upcoming Blue Line from Central Silk Board to Kempegowda International Airport. Once operational, the junction is expected to provide a crucial link for commuters travelling between south Bengaluru and the northern corridor, including the airport and the Hebbal-Manyata tech belt. The interchange is also expected to ease pressure on the heavily congested Outer Ring Road stretch. BMRCL deputy chief engineer Vinod M Sasalatti has said that underground works at Nagawara are at a very advanced stage and that construction across the corridor is progressing steadily.
On the Blue Line side, progress is uneven but moving forward. On the Blue Line's north-east section, civil works at Horamavu station are reported to be at an advanced stage, while HRBR Layout station is progressing slower compared to nearby Kalyan Nagar and Kasturinagar stations, which are further along in construction. Nearby, BMRCL has introduced a revised three-level design for Veeranapalya station near Manyata Tech Park, with the lowest level earmarked for property development, above which will be the concourse and then the platform, aimed at serving the large number of employees working in the Manyata tech park and nearby offices.
Nagawara station itself carries an unusual design. Unlike other underground stations on the Pink Line, where both the concourse and platforms sit underground, BMRCL chose to construct the concourse level at ground level while keeping the platforms underground, primarily due to a stormwater drain near the northern end of the site, which also leaves room for future expansion. A four-storey commercial complex spanning roughly 27,000 square metres is coming up on top of the station, expected to generate rental income to support metro operations.
For homebuyers, the timeline matters more than the technicality. Industry trackers note that the Blue Line's Krishnarajapura-Kempapura section is expected to open around June 2026, while the Pink Line's underground stretch to Nagawara is targeted for December 2026. Buyers evaluating North Bangalore should treat the earlier date as the operative milestone and the full interchange as a bonus that arrives within the same calendar year.
This metro progress is already visible in Thanisandra's price trajectory. As of 2026, average flat rates in Thanisandra sit around Rs 11,500-11,900 per sq ft, with flat rates having changed by 10% in the last one year and by more than 56% over three years. On Thanisandra Main Road specifically, prices have shown roughly 14.4% one-year appreciation and 63-65% over a three-year horizon, driven largely by the influx of IT jobs at Manyata Tech Park and the upcoming metro line. Separate data from Anarock shows housing prices on Thanisandra Main Road rising to around Rs 9,700 per square foot from roughly Rs 5,345 in 2021, an increase of about 81% in three and a half years.
Thanisandra's locality guides consistently flag the same growth trigger: enhanced infrastructure, such as arterial roads and ongoing metro expansions, including connectivity via Nagawara station on Namma Metro's Pink and Blue Lines, is improving access to central business districts. With a higher share of under-construction projects in Thanisandra than in neighbouring Hebbal, the locality is positioned as one of North Bengaluru's most active development corridors right through the metro's 2026 rollout.
SOBHA has a long-standing presence in this very corridor. Established communities such as Sobha Dream Gardens and Sobha Athena on Thanisandra Main Road sit within reach of the coming interchange, while newer North Bangalore launches extend the brand's footprint toward Jakkur and Yelahanka. For buyers watching the Nagawara construction milestones, the practical takeaway is straightforward: connectivity gains here tend to show up in resale values before the trains start running, and the corridor's current pricing still sits below more mature markets like Hebbal.
