Prices climb, rentals stay modest, new launches accelerate across Noida Extension.
Enquire NowGreater Noida West, popularly called Noida Extension, remains one of the busiest residential corridors in Delhi-NCR through 2026. Flat rates in Greater Noida West changed by 5.5% in the last one year, 66.3% in the last three years, and 143.7% over five years. The average flat price in the locality now stands close to ₹8,650 per sq ft, while flat prices in the locality typically range between ₹7,500 and ₹10,700 per square foot, depending on the project, possession status, and amenities offered.
The steep multi-year run-up has changed how the micro-market is priced today compared to a few years ago. Some reports say residential property values in Greater Noida West rose by around 24% just in the last year, reaching about ₹8,450 per sq ft by end-2024 in certain sectors. More recently, brokers tracking the ground reality note that in many areas of Greater Noida and Noida Extension, property prices have increased by 15% to 35% over the past year. This has a direct EMI impact — if a buyer earlier needed a ₹50 lakh home loan, they might now require ₹60–65 lakh for a similar property.
Rentals, however, have not kept pace with capital values. The average rental yield in Greater Noida West is around 2%, which is typical for an NCR residential belt where end-users, not landlords, drive most of the demand. Buyers seeking immediate rental income with high yield may find the numbers here only moderately attractive, since rental yields across NCR residential markets remain modest by nature. That said, a handful of pockets are bucking the trend: Shahberi, Bisrakh Jalalpur, Sector Omicron 3, Eta 2 and Techzone-4 are among the areas offering the highest rental returns in Greater Noida, making them worth a look for investors prioritising rental income over pure appreciation.
Demand fundamentals continue to strengthen. Unsold housing inventory in Greater Noida has fallen significantly over the last five years, suggesting faster absorption and healthier demand. The upcoming Noida International Airport at Jewar is a major factor — once fully operational, it will bring better connectivity, more jobs and more travellers, all of which tend to raise property values. Connectivity upgrades are compounding this effect: connectivity is often the single biggest driver of real estate value here, and the Noida-Greater Noida Expressway has been constructed to directly link with the central area of Noida and then to Delhi.
On the supply side, builders are responding aggressively. Builders have responded to this demand with a wave of new launches, ranging from affordable 2 BHK units to premium gated communities with full-scale amenities. SOBHA's entry into this corridor is one of the most closely watched developments of the cycle. The Bengaluru-headquartered developer is bringing its flagship Sobha Rivana project to Sector 1, Greater Noida West — a 12-acre development with 8 elegantly designed towers, each rising G+45 floors, accommodating 1,375 well-planned apartments. Units span 1,000 sq. ft. to 2,600 sq. ft. across 2, 3 and 4 BHK configurations, with prices starting at ₹1.97 Cr for ultra-luxury apartments in Sector 1, Greater Noida West. This premium positioning signals a shift: as Greater Noida West re-emerges in the limelight of the NCR real estate market, demand for luxury and premium residences is resurgent.
Looking ahead, most analysts expect the pace of appreciation to moderate from the sharp gains of the past five years, even as the overall trajectory stays positive. Prices will likely keep rising, though probably not as steeply as the 90%+ five-year jump already seen, since micro-markets within Noida Extension will increasingly diverge based on connectivity to main roads, metro and the airport. For homebuyers, this means location within Greater Noida West now matters as much as the broader label — sectors closer to the expressway, metro corridors and premium launches like Sobha Rivana are positioned to outperform the average.
For anyone evaluating a purchase in 2026, the takeaway is straightforward: entry prices are still meaningfully lower than central Noida, infrastructure delivery (airport, metro, expressways) is the single biggest swing factor for future returns, and the arrival of established luxury developers such as SOBHA is reshaping buyer expectations around quality and amenities in a corridor once known mainly for affordable housing.
