Real estate developer Sobha Limited has posted its highest-ever quarterly real estate sales for the quarter ended December 31, 2025, with total sales value of Rs. 21.15 billion (Rs. 2,115 crore). That's not just a strong number in isolation. It represents a 52.3 per cent year-on-year growth and an 11.2 per cent increase over the previous quarter.
The growth wasn't just about pricing power. The company sold 1.37 million square feet during the quarter, up 35 per cent from a year earlier, while average price realisation stood at Rs 15,436 per square foot. For context, volumes rose to 13,70,340 sq ft during the October-December period compared to 10,16,367 sq ft a year earlier, and average price realisation rose to Rs 15,436 per sq ft from Rs 13,663 per sq ft. Both volume and price moved up together, which is generally read as a sign of genuine end-user demand rather than a one-off spike.
Bengaluru remained the engine room of this growth. Bengaluru emerged as the company's strongest market, contributing 71.5 per cent of the total quarterly sales value. In absolute terms, Sobha sold properties worth Rs 1,512 crore in Bengaluru and Rs 349 crore in the Delhi-NCR market. The Bengaluru market recorded a growth of 51.0 per cent on year in the third quarter, the highest-ever quarterly sales growth for the city, adding Rs 1,512 crore with a new sales area of 1.02 million square feet.
New project launches played a big role in fueling this momentum. Project launches played a central role in Sobha's strong quarterly performance, with the company launching three projects across three cities carrying a combined saleable area of 932,171 square feet. The quarter's key launches included Sobha Magnus in South Bengaluru, Sobha Strada in Sector 106, Gurgaon, and Sobha Inizio, the company's first luxury residential project in Mumbai, located in the Sewri–Parel corridor. With this move, Sobha's real estate footprint has now expanded to 13 cities across India.
Management was upbeat about the results. "The first nine months of FY26 have been truly exceptional for Sobha, with our real estate sales reaching an all-time high of Rs 6,097 crore. This is a testament to the enduring trust of our customers and the dedication of our aligned teams across every function and business vertical," said Jagadish Nangineni, managing director, Sobha. He added that a significant milestone this period was the entry into the vibrant Mumbai market with the launch of Sobha Inizio, expanding the company's real estate presence to 13 cities across India.
On execution, the company continued to focus on timely delivery even as it chased sales growth. During Q3 FY26, the company completed 1.39 million square feet of development, delivering 915 homes to buyers, with cumulative completions for the nine-month period at 3.64 million square feet, translating into the delivery of 2,100 homes.
Interestingly, the sales boom didn't immediately translate into higher reported profits this quarter. Sobha reported a drop in net profit to Rs 15.42 crore in the quarter ended December 2025, compared to Rs 21.7 crore during the same period last year, while revenue fell by 21.7 per cent year on year to Rs 983.1 crore. This was attributed to delays in securing occupancy certificates (OCs), along with a larger scale of unsold inventory in the December quarter compared to the year before. Even so, on a nine-month basis the underlying trend is strongly positive: Sobha reported a profit after tax of Rs 102 crore in the first nine months of FY26, marking 89 per cent year-on-year growth, with revenue for the period at Rs 3,353 crore, up 16 per cent year on year.
For prospective homebuyers, this quarter's results carry a clear signal — SOBHA's newer launches in Bengaluru, Gurgaon, and now Mumbai are seeing fast absorption, and the company is backing that demand with an active project pipeline. Looking ahead, Sobha said it remains committed to disciplined growth, timely project execution, and selective expansion in key markets, and with a strong launch pipeline and healthy demand trends, expects residential sales momentum to remain steady in the coming quarters. Buyers eyeing SOBHA projects in Bengaluru's growth corridors, Gurgaon's Sector 106, or the new Mumbai entry point may want to track upcoming phases closely, as pricing tends to move up with each successive launch phase in a fast-selling project.
