SOBHA Realty Acquires 100 Acres in Frisco

SOBHA Realty, the Dubai-based luxury real estate developer, has completed the acquisition of approximately 100 acres of land at the intersection of PGA Parkway and Hillcrest Road in Frisco, Texas. The land was purchased from the Ratcliffe Family, long-standing owners of the North Texas property, marking SOBHA's entry into one of the region's most closely watched growth corridors.

The deal was announced on January 21, 2026 through a joint statement describing the transaction as bringing together legacy family ownership and an international developer. David Davidson, Jr. called it a transaction that brings together legacy family ownership and a world-class developer with a shared vision for quality and long-term value, adding that the future residential development will be a meaningful addition to the ongoing demand for housing in Frisco, Texas. Davidson Bogel Real Estate, a Dallas-Fort Worth land advisory firm, represented SOBHA Realty in the acquisition.

The site sits in a high-visibility part of North Frisco. The property is just minutes from the PGA of America headquarters and the upcoming Universal Kids Resort, the first theme park designed exclusively for young children, slated to open in 2026. It is also close to major master-planned activity in the area. The separate parcels are just down the road from the $10 billion Fields development that includes multimillion-dollar homes, the Universal Kids resort and the PGA of America headquarters.

This Frisco land buy is part of a broader North Texas debut for SOBHA Realty. Luxury developer Sobha Realty is rolling out its first U.S. projects in the region, pairing a 330-home community near Celina with a sizable land play in Frisco. Speaking to The Dallas Morning News, the company's leadership explained why Texas was chosen over other major metros. Texas' breakneck economic growth and population boom made it a natural target, but it was Dallas that won out over the state's other large metros for the group's first American foray, with Das saying "Dallas is so diversified" and "One of the reasons Dallas was chosen is it's consistently growing."

On the Frisco site specifically, early plans point toward a higher-end, low-density community. A portion of the future development will be a gated community with larger homes. Company leadership has expressed strong enthusiasm about the location. CEO Vipin Das said, "Frisco is always anybody's dream," adding, "A new downtown for the north is being created in this part."

Unlike SOBHA's two Celina projects, which are already moving toward groundbreaking, the Frisco site is at an earlier stage. Sobha expects to break ground on its Frisco project in 2027 and is aiming to start work on Creek Park in Celina sooner, according to The Dallas Morning News. That timeline gives SOBHA room to finalize design, zoning, and infrastructure planning for the 100-acre parcel before construction begins.

The Frisco acquisition also fits into a larger U.S. growth strategy. Sobha said it is looking at new projects in Austin and Houston as early as next year and has flagged Southlake, Westlake, and Flower Mound as potential future submarkets in the Dallas-Fort Worth area. For homebuyers tracking the Frisco market, the entry of an established international developer known for its integrated construction model signals continued confidence in North Texas as a long-term growth region, even as more supply enters an already competitive luxury segment.
