From farmland to Gurgaon's most sought-after address on Dwarka Expressway.
Enquire NowA decade ago, Sectors 106, 108, and 109 on the Dwarka Expressway were largely undeveloped land parcels on the western edge of Gurgaon. Today, they form one of the most closely watched residential and investment corridors in the National Capital Region, and much of that shift traces back to SOBHA's sustained presence here.
SOBHA entered this belt early with SOBHA International City, a low-density villa township. Spread over 36 acres, Sobha International City Phase 1 is located in Sector 109 Gurgaon just off the Dwarka Expressway, while Phase 2 is under construction and spread across 43 acres of land. Phase 3 and 4 of the International City are planned for future development, covering over 71 acres across Sectors 106 and 108. The township offers a secured, low-density villa community with just 6 plots per acre, featuring Presidential Villas, Duplex Villas and Luxury Row Houses.
SOBHA followed this with SOBHA City in Sector 108, a large-format integrated township. Sobha City is a large-format township on Dwarka Expressway spread across 39+ acres, with Phase 1 towers ready to move in while later phases remain under construction, and the project has 22 towers and approximately 1,728 units across 2, 3, and 4 BHK configurations. The township is known for its recreational scale — it includes two clubhouses totalling 40,000 sq. ft. and 16+ sports and social amenities, including a 90-meter-diameter cricket ground set in an 8.5-acre urban park.
More recently, SOBHA added SOBHA Altus in Sector 106, extending its footprint with a newer luxury format. This project is registered under Haryana RERA with registration number RC/REP/HARERA/GGM/828/560/2024/55, dated May 2024, with a stated possession date of December 2028 on the RERA portal. The project stands out for its amenity-to-resident ratio, offering a 46,000+ sq ft clubhouse for around 293 residents — a ratio that compares extremely well against the corridor average, complete with a temperature-regulated indoor swimming pool, co-working areas, and an indoor games lounge.
The cumulative effect of this development activity has been dramatic on property values. The city's property prices jumped 84% from ₹6,150 per sq ft in Q1 2020 to ₹11,300 per sq ft by March 2025, with rates along Dwarka Expressway more than doubling in the same period. SOBHA's own analysis attributes this to a mix of factors: large-scale infrastructure development, including the completion of Dwarka Expressway, which has dramatically improved connectivity to Delhi, Dwarka, Golf Course Road, and other key areas. Additionally, Gurgaon's emergence as a major corporate and IT hub has fuelled sustained demand for quality housing, while the surge of new premium projects coupled with limited land availability has tightened supply and pushed prices higher.
The expressway itself is now a settled reality rather than a promise on paper. Dwarka Expressway is fully operational, with the corridor formally inaugurated in August 2025, while some finishing works like service roads, landscaping and drainage links will be completed through 2026. This operational certainty has changed how these sectors are perceived by buyers — Sector 106, 108 and 109 are now spoken of in the same breath as established Gurgaon micro-markets rather than as speculative frontier land.
Broader corridor data backs up the shift toward premium and luxury housing across these sectors. In 2025, Gurgaon accounted for 91% of NCR's ₹5 cr+ home sales, and luxury and ultra-luxury supply together captured 82% of new launches in NCR during Q2 2025. Market watchers also note that this belt has seen genuine end-user absorption rather than pure speculation: between 2010 and 2024, a total of 42,816 apartments were launched along the corridor, of which 41,899 units were absorbed by the market.
For homebuyers evaluating Sectors 106, 108, and 109 today, the story is less about betting on future infrastructure and more about buying into an already-established address. SOBHA's township-scale developments — from villas to high-rises to luxury apartments — have played a central role in giving this stretch of Dwarka Expressway its current identity as one of Gurgaon's most credible premium residential zones.
