The same report specifically flags this corridor, noting that North Bengaluru, Sarjapur Road and Whitefield are key growth corridors, with developers increasingly focusing on upscale housing and integrated mixed-use developments, adding that improved metro connectivity and infrastructure enhancements are expected to further bolster buyer interest in these areas.
Property advisors tracking the two micro-markets point out that Whitefield's existing metro access already commands a price premium, and Sarjapur Road is expected to follow a similar trajectory once its own line matures. Data from brokers active in the corridor shows that projects within 1–2 km of Kadugodi, Pattandur Agrahara, and Kundalahalli stations command a visible metro premium of 8–12% over comparable properties farther from the line. As the Whitefield-Sarjapur link inches closer to reality, similar premiums are likely to extend into Varthur, Gunjur, and adjoining micro-markets that currently sit outside direct metro reach.
The broader eastern corridor continues to dominate new supply as well. Market trackers note that East Bangalore now accounts for 57% of all new residential launches in the city, underlining why developers, including SOBHA, continue to expand their footprint across Whitefield and Sarjapur Road.
