Namma Metro Phase 2B: Yelahanka's Airport Line Update

North Bangalore's most-watched infrastructure project is inching closer to reality, even as timelines keep shifting. With 72% of construction completed, the Blue Line has crossed an important milestone. For homebuyers and residents in Yelahanka, this progress matters directly - it determines when the long-promised metro-to-airport link finally opens outside their doorstep.

Phase 2B is the northern half of the Blue Line, and it is the section that runs through Yelahanka. The section is part of the 38.44-km KR Puram-airport metro corridor called Phase 2B. Phase 2B covers the 38.44-km section from KR Pura to the airport through Hebbal and Yelahanka, and the corridor will have around 30 stations. Two stations directly serve the locality: Yelahanka (formerly Kogilu Cross) and Bagalur Cross, both positioned along NH-44.

The headline news, however, is a fresh delay. Bangalore Metro Rail Corporation Limited (BMRCL) had planned to open the 27.44-km Hebbal-airport section by June 2027, a deadline reiterated by Greater Bengaluru Development Minister Krishna Byre Gowda in June. That target now looks unlikely. NCC has now sought time until March 2027 to complete the IAF Yelahanka-Airport Terminal section - its third extension. The original deadline was March 2024, which was first extended to June 2025 and then to June 2026. According to the latest review, the section is only about 80% complete. NCC has therefore sought another nine months. Factoring in testing, it typically takes at least six months to conduct trial runs and commission the line once civil work is completed. Accordingly, the line is unlikely to open before September 2027.

The delay has not gone unnoticed at the political level. During a site inspection near Yelahanka in late 2025, Revenue Minister Krishna Byre Gowda slammed the BMRCL authorities for the sluggish pace of work on the airport line, asking, "Is building a metro pillar rocket science?" The stretch falls partly within his own constituency - Gowda represents the Byatarayanapura assembly constituency, which includes parts of the 38.44-km KR Pura-Airport stretch on the Blue Line, and he inspected the stretch between Nagawara and Allalasandra, near Yelahanka. Progress figures shared at the time showed uneven pace across packages - piers, beams and girders were all at different completion stages depending on the stretch.

Rather than wait for the entire 58-km corridor to be ready, BMRCL appears to be leaning toward a phased rollout. Reports indicate that the Hebbal to airport stretch of Phase 2B, running along National Highway 44, is now being targeted for commercial operations ahead of the rest of the corridor, with the northern segment from Hebbal through Yelahanka and Doddajala to the airport possibly opening as early as late 2027, while inner-city portions closer to Central Silk Board and KR Puram follow later. This would mean Yelahanka residents could get metro access to the airport before commuters closer to the city centre do.

The wait, though inconvenient for daily commuters, hasn't slowed down real estate interest in the corridor. Bengaluru's upcoming Airport Metro is already influencing real estate trends across North Bengaluru, and while the corridor is slated to open in 2027, housing prices in key catchments such as Hebbal, Jakkur and Yelahanka have outpaced city averages, signalling the emergence of a pre-launch metro premium in select micro-markets. Analysts tracking the belt expect this to continue: as construction progresses toward the 2027 launch target, analysts expect investor attention to remain concentrated around established nodes such as Hebbal, Jakkur, Yelahanka, and the Airport City belt.

For buyers evaluating Yelahanka today, the takeaway is straightforward: the metro is delayed but not derailed, and the segmented opening plan could bring rail connectivity to this corridor sooner than the rest of the Blue Line. Established developers with an existing footprint in Yelahanka - spanning ready homes, ongoing construction, and new launches near the upcoming Kogilu Cross and Bagalur Cross stations - remain well positioned to benefit as the metro construction enters its final, decisive phase.
