Ultra-Luxury Homes Opposite Agara Lake, Koramangala

Sobha Infinia is a new residential address in Jakkasandra Extension, Koramangala, placed just off HSR Layout and directly opposite the 100-acre Agara Lake. RERA & approvals: The project is registered with Karnataka RERA under PRM/KA/RERA/1251/446/PR/030824/006957 for Wings 1 and 2, and PRM/KA/RERA/1251/446/PR/030824/006956 for Wing 5. The building plan has been approved by BBMP, and the registered developer entity is Sobha Limited.

Launch & possession: Phase 2A, comprising Block 5 and Wing 5, was officially launched on 1 November 2024, and the phase is now marketed as Phase 2. The RERA declared completion date is June 2030, while the developer's own target is December 2030.

Payment plan: Bookings open with a 10% down payment, and the balance follows a flexible, construction-linked schedule paid in milestones. Offers worth up to ₹2 lakh are currently listed with the project.

Specifications: Living rooms, bedrooms and master bedrooms are finished in vitrified flooring. Kitchens come with a granite platform, a stainless steel sink and ceramic flooring with wall tiles, while bathrooms feature ceramic flooring, wall tiles and branded fittings. Doors and windows are made in aluminium with sliding shutters, and the project includes lifts, 24-hour water supply from BWSSB and power backup.

About the developer: Sobha Limited was founded in 1995 and is headquartered in Bangalore. The group operates across 13 states and 24 cities, along with projects in the Middle East, and carries a market value of around Rs 26 billion. Its other Bangalore township, Sobha One World on Hoskote Road, spans 48 acres with approximately 3,484 units.

Upcoming infrastructure: The Blue Line of Namma Metro will link Silk Board to Koramangala, Bellandur, Marathahalli, K R Puram, Hebbal and the international airport. The Red Line Phase 3A from Sarjapur to Hebbal via Koramangala has moved ahead, with geotechnical investigation contracts awarded in February 2026. The 2.5 km Ejipura Flyover is under active construction, and road widening is planned along the Outer Ring Road and Sarjapur Road. Karnataka's Budget 2026 has allocated Rs 7,000 crore annually for Bangalore's infrastructure.

Home loans & charges: Home loans for the project are commonly available from SBI, HDFC Bank, ICICI Bank, Axis Bank and Kotak Mahindra, with loan-to-value generally between 75% and 80% based on eligibility. Covered car parking is available and is billed separately, along with a preferred location charge, a club membership deposit of roughly ₹2-4 lakh, GST at 5%, Karnataka stamp duty of about 5%, and registration of about 1% plus cess.
