Prices climb as the expressway matures and the metro link nears reality.

For years the 29-km corridor connecting Delhi's Dwarka to Gurugram's Kherki Daula was known for delays. That story has changed. The 27.6 km, multi-lane expressway has been fully operational since June 2025, and that single milestone has reset how buyers and analysts price the corridor. What was once a bet on future infrastructure is now underwritten by live, on-ground connectivity.
The numbers back up the shift. According to 99acres data, flat rates in Dwarka Expressway have risen 12% in the last one year, 75% over three years, and 152.3% over five years, with average flat rates now hovering around Rs 14,000 per sq ft. Separately, Magicbricks-sourced data cited by market analysts shows average prices moving from roughly Rs 4,900 per sq ft in 2016 to nearly Rs 14,800 per sq ft in 2026 — a 200% climb over a decade, among the sharpest of any NCR micro-market.
The next big trigger for prices is transit. The Blue Line metro extension from Dwarka Sector 21 to Kherki Daula is confirmed for 2026-27, and once operational, industry estimates suggest Sectors 102, 103, 104, and 109 could see a further 15-20% price appreciation as the corridor plugs directly into the Delhi Metro network. Historically, metro connectivity has triggered sharp and sustained value jumps across every NCR corridor it has touched, and Dwarka Expressway is expected to follow the same pattern.
SOBHA's own presence on this corridor illustrates the scale of the re-rating. When the Northern Peripheral Road — now Dwarka Expressway — was first proposed in 2006, Sector 106 was farmland priced between Rs 2,000 and Rs 3,000 per sq ft. Two decades later, SOBHA sells apartments in the same sector at Rs 22,000-plus per sq ft, a 7-8x jump in land value alone, even as the corridor remains only partially built out.
Not every pocket has repriced equally, which is where the opportunity lies for buyers entering now. Sectors 102 and 106 are still running 15-20% cheaper than comparable micro-markets along the corridor, making them relative value picks even as premium sectors closer to the Delhi border command higher rates.
SOBHA's footprint spans this spectrum. Notable SOBHA developments on the corridor include SOBHA Altus in Sector 106, International City — Limited Edition Homes in Sector 109, and SOBHA Aranya in Sector 80 — all positioned as luxury gated communities. Meanwhile, SOBHA City, the developer's 39-acre integrated township in Sector 108, has already sold out 14 towers to over 1,100 families and is now in its final Vista Residences phase, reflecting sustained end-user demand through multiple market cycles.
Market watchers also point to a structural change in who is buying. Five years ago, speculative investors dominated transactions on this corridor. Today, end-users — young professionals priced out of Golf Course Road and families wanting airport proximity — make up the majority of buyers, a shift that tends to stabilize pricing and reduce speculative volatility.
For homebuyers evaluating 2026, the takeaway is straightforward: Dwarka Expressway is no longer a wait-and-see corridor. Infrastructure is operational, metro connectivity is dated, and pricing has already responded — but pockets like Sectors 102 and 106 still offer room to enter before the next leg of appreciation plays out.
