According to Cushman & Wakefield's Residential MarketBeat data, the eastern corridor accounted for around 57 per cent of Bengaluru's residential launches in the January-March quarter of 2026, as the city recorded launch of 12,664 housing units during the period. That single quarter alone puts the East ahead of every other zone in the city, and by a wide margin.
SOBHA's own tracking of the market tells a similar story. The East region, including ORR, Whitefield, and Hoskote, accounted for around 45% of quarterly launches, making it a leading location for fresh developments. Whether the number lands at 45% or 57% depending on the quarter and the exact boundary drawn, the direction is unmistakable: developers are placing their biggest bets along this stretch.
Industry voices point to a familiar mix of triggers. As one analyst tracking the region put it, "The combination of metro connectivity, expanding office corridors and improving social infrastructure has strengthened the region's residential market". That view is echoed at the national level too, where Cushman & Wakefield's Shalin Raina noted that "The concentration of nearly 60% of new launches across Mumbai, Bengaluru and Pune highlights the sustained scale of development activity in these markets... This momentum is being driven largely by phased project additions, township developments and focused submarket contributions."
The demand backbone is employment. The ORR corridor alone houses 500+ IT and technology firms employing close to 9.5 lakh professionals, according to the Outer Ring Road Companies Association. Whitefield and its ITPL belt sit right at the centre of that job base, and every large employer within commuting distance adds pressure on housing supply further east.
That pressure shows up directly in pricing. Because of high demand for new launch apartments in Whitefield, rates have increased from ₹4,800/sq.ft in 2019 to nearly ₹11,500/sq.ft in 2026. As Whitefield itself gets pricier, buyers and developers alike are pushing further out. Areas like Hoskote on NH 75, just 12 km east, offer lower entry prices with the same corridor access. Hoskote's appeal isn't purely residential either — the region is a massive industrial hub, hosting giants like Honda, Volvo, and Mahindra, which ensures a steady rental demand, and price appreciation here has been consistent, with peripheral areas seeing a steady climb as infrastructure like the Bangalore-Chennai Expressway nears completion.
Infrastructure is the connective tissue holding this growth story together. Beyond the expressway, the proposed extension of Purple Line from K R Puram will enhance movement towards Indiranagar, city centre, and Mysore Road, while the Satellite Town Ring Road is expected to cut travel time between Hoskote and the airport significantly. Crucially, this isn't a supply glut without buyers behind it. Despite strong supply, absorption has remained equally robust — indicating genuine end-user demand, not speculative overbuilding.
SOBHA has moved decisively into this corridor. Its largest bet is Sobha One World, a 300-acre integrated township on NH-75 opposite the Hoskote toll plaza. Phase 1 alone spans 48 acres with 3,484 apartments across towers rising to 54 floors, and received six Karnataka RERA registrations on 8 May 2026, with the lead registration numbered PRM/KA/RERA/1250/304/PR/080526/008634. Pre-launch pricing opened at roughly ₹14,720 per sq ft, translating to 1 BHK units starting near Rs 1.09 Cr. Alongside it, SOBHA has an established footprint in Panathur and Whitefield through Sobha Neopolis, a 25-acre Greek-themed township, and is readying Sobha World City, a 48-acre Hoskote development planned for close to 5,400 homes.
For homebuyers, the takeaway is straightforward: East Bangalore's supply boom is being matched by real employment-led demand, but the corridor spans a wide price band — from established, expensive Whitefield to more affordable, still-developing Hoskote. Buyers should weigh possession timelines, RERA status, and connectivity upgrades like the STRR and Purple Line extension carefully before choosing where in this belt to commit.
