Commercial flights commenced from the facility starting June 15, 2026, with IndiGo, Air India Express, and Akasa among the first airlines to operate from the airport, which is poised to become India's largest airport by area. For homebuyers who have watched the Yamuna Expressway corridor for years, this operational milestone changes the conversation from "someday" to "now."
The numbers behind this shift are significant. The first phase alone can handle 12 million passengers annually, and by mid-2030, the fully completed airport will be capable of serving over 70 million passengers across five runways—a capacity far exceeding Delhi's IGI Airport. That scale of passenger and cargo movement doesn't just mean more flights; it means jobs, ancillary businesses, and a resident workforce that needs housing close by.
Connectivity has been the biggest structural change for existing residents. Professionals who previously spent 90 minutes in traffic to reach IGI Terminal 3 can now travel from Pari Chowk to Jewar in less than 40 minutes. That kind of time saving reshapes where people are willing to buy a home, and Greater Noida sectors along the Noida-Greater Noida Expressway and Yamuna Expressway are the direct beneficiaries.
Price data backs up the sentiment on the ground. Property prices have already surged 92% in Noida and 98% in Greater Noida between Q1 2020 and Q1 2025, according to an Anarock report. Separately, property prices in Greater Noida have nearly doubled from ₹3,900 to ₹8,601 per sq ft between Q1 2020 and Q1 2025, underscoring that this is a multi-year trend rather than a post-inauguration spike alone.
Not every expert frames this purely as a done deal. Ankita Sood, National Director of Research at Knight Frank India, has pointed out that price growth around Jewar is largely sentiment-driven, noting that infrastructure announcements for a project delayed over 20 years tend to factor into price appreciation even before completion is complete. She has cautioned that soft infrastructure such as schools, hospitals, and employment opportunities will take time to develop, which could affect how sustainable these price increases prove to be. This is a useful reality check for buyers: the airport is a genuine catalyst, but the social infrastructure around it is still catching up.
Developers are responding to this demand shift with new-generation projects. SOBHA's entry into Greater Noida reflects this trend directly, with SOBHA Aurum in Sector 36 and SOBHA Rivana in Sector 1 positioned along the same growth corridor. Sector 36 in Greater Noida is expected to see 18% to 20% annual appreciation, driven by ongoing real estate development, Jewar Airport, and excellent connectivity. Meanwhile, a 30km approved expressway is expected to improve travel towards Jewar Airport, and a proposed light rail project between the airport and Film City will integrate with the RRTS network, adding further transit-linked value to residential projects in the belt.
For SOBHA specifically, this corridor represents a calculated expansion. Buyers entering now are essentially betting on a corridor where connectivity, jobs, and RERA-registered quality developments are converging at the same time—making due diligence on developer credentials and project location just as important as the airport headline itself.
