The STRR, officially designated NH-948A, is a 280.8 km access-controlled expressway being built under the Bharatmala Pariyojana by the National Highways Authority of India. Its purpose is straightforward but transformative: it encircles Bengaluru and connects 12 satellite towns, including Devanahalli, Doddaballapur, Hoskote, Nelamangala, Ramanagara, and Sarjapur, without routing traffic through the city's congested core. Industry data shows that plots in the Devanahalli corridor appreciated ~35-40% between 2022 and 2025, driven by airport expansion, KIADB growth, and STRR road development, with expected appreciation of 15-20% per year through 2027-2028 as infrastructure development continues. Separately, market trackers note that property prices in STRR-connected places, including Devanahalli have already increased by ~20% since work on the ring road gathered pace. Developers have responded accordingly. Along IVC Road and the Bellary Road-Devanahalli belt, national players including SOBHA have anchored premium villa and row-house communities that cater to professionals and NRIs drawn by the airport's proximity and the promise of future metro access. Sobha's own presence in the micro-market — spanning gated villa enclaves to plotted developments — reflects the broader trend of Tier-1 developers treating Devanahalli as a long-term growth bet rather than a speculative play. As one regional market report puts it, developers like Prestige, Godrej, and Sumadhura are actively launching premium villas and plotted developments in Devanahalli, with the presence of Tier-1 national developers signalling institutional confidence in the corridor.
For homebuyers, the takeaway is nuanced. Devanahalli's growth is no longer riding on the airport alone — it is now underpinned by an entire ecosystem of road, rail and commercial infrastructure converging in the same window. That said, buyers should track construction milestones rather than announcements alone, since timelines in large infrastructure projects often shift. Those who can enter ahead of the Blue Line's 2027 target and before STRR is fully operational stand to benefit most from the next leg of appreciation, provided they choose projects from established, RERA-registered developers with clear delivery track records.
