That is finally changing. The Namma Metro Pink Line, one of Bengaluru's most anticipated infrastructure projects, is in its final stretch of testing, and its impact on the local real estate market is already visible in price data and buyer sentiment.
As of August 2026, the elevated section of the Pink Line has not yet opened to passengers, but it is very close. CMRS final inspection is underway (August 12–14, 2026) — the last step before opening, now expected by September 2026. The underground section is targeted for December 2026.
The launch has slipped a few times. The 7.5-kilometre elevated section of Namma Metro's Pink Line along Bannerghatta Road is now expected to miss its August 15, 2026 launch target due to pending signalling certifications, though civil construction and track work are both complete. Once operational, the change in daily commute times will be dramatic. Once open, this 7.5 km stretch will cut travel time from Bannerghatta Road to the city center to around 25 minutes, avoiding heavy traffic at Dairy Circle. With 20.4% QoQ growth, Pink Line Metro proximity is driving rates for BDA and gated plots in Gottigere and Hulimavu, where prices have gone above ₹12,500 per sq. ft. because of better roads, easy travel, and close access to NICE Road and the Pink Line Metro. Analysts tracking the corridor expect the momentum to continue well past the launch date. The Pink Line metro's elevated section is targeting mid-2026 commissioning, and analysts estimate metro-adjacent micro-markets could see an additional 12–18% appreciation over the next 24 months.
Beyond price appreciation, the rental market on this stretch is expected to firm up too. The under-construction metro line, IIM Bangalore and the Electronic City job belt support steady rental demand and capital growth, with rental yields near 4%. This makes Bannerghatta Road relevant not just for end-users chasing a shorter commute, but also for investors looking at rental resilience once the interchange at Jayadeva goes live.
SOBHA has built a long-standing presence on this corridor, with developments positioned close to the upcoming metro alignment. Projects such as SOBHA Magnum near Royal Meenakshi Mall and the broader SOBHA portfolio on Bannerghatta Road sit within a short distance of stations like Hulimavu, IIM-B, and Kalena Agrahara. For a developer known for handing over projects with in-house backward-integrated construction, the metro's arrival adds a fresh connectivity argument to homes that were already anchored by proximity to hospitals, IT hubs, and established social infrastructure.
