Das explained the reasoning in his own words: "Dallas is so diversified," he said. "One of the reasons Dallas was chosen is it's consistently growing. A second move-up home is the focus that we thought would best present the brand we carry."

Celina, sitting at the center of one of the country's fastest-growing corridors, hosts Sobha's first two ground-up communities. On the Celina side, Sobha is planning a neighborhood called Creek Park, a 330-home community near G.A. Moore Parkway and North Louisiana Drive, with lots expected to run roughly 6,000 to 8,000 square feet and homes of about 2,600 to 4,000 square feet. This is deliberately not entry-level product; it is not starter-home territory.

A second, more exclusive Celina project sits nearby. The first Celina project is a slate of 34 homes adjacent to the 220-acre North Sky development, about 3 miles from downtown Celina, called the Reserve, with homes ranging from 4,000 to 6,000 square feet. Lot sizes will range from 15,000 square feet to 36,000 square feet. Das confirmed construction timelines are tight: the lots for the homes are ready, and construction on model homes will start in two months and should be finished by the end of the year.

Frisco is next on Sobha's map, and the land deal behind it tells its own story. Sobha purchased roughly 100 acres from the Ratcliffe family near PGA Parkway and Hillcrest Road in January. The site carries prestige by association — the separate parcels are just down the road from the $10 billion Fields development that includes multimillion-dollar homes, the Universal Kids resort and the PGA of America headquarters. David Davidson Jr., whose firm brokered the sale, called it a landmark deal: "This transaction brings together a legacy family ownership and a world-class developer with a shared vision for quality and long-term value... The future residential development will be a meaningful addition to the ongoing demand for housing in Frisco, Texas." Sobha itself is targeting a 2027 groundbreaking there. Sobha expects to break ground on its Frisco project in 2027 and is aiming to start work on Creek Park in Celina sooner, and the firm told the outlet it will construct model homes for The Reserve, targeting higher-end and move-up buyers rather than entry-level shoppers.

Why Celina specifically? The demographic numbers make the case. Collin County is home to four of the five fastest-growing cities in the country with populations of 20,000 residents or more, and Celina topped the list, with its population surging by nearly 25% between 2024 and 2025. That kind of growth is exactly what draws global capital chasing new-home demand in a market where inventory is still catching up.

Sobha isn't stopping at two North Texas cities. The developer is not stopping with North Texas — Sobha said it is looking at new projects in Austin and Houston as early as next year and has flagged Southlake, Westlake, and Flower Mound as potential future submarkets in the Dallas-Fort Worth area. Separately, Virginia prospects have been cited, indicating that expansion is expected to move outward only after the initial Texas platform is established.

Operationally, Sobha is leaning on the same playbook that built its Dubai reputation. The company leans heavily on what it calls a backward integration model, keeping much of its manufacturing and finish work in-house rather than farming out key pieces of the construction process. On leadership, the firm lists Francis Alfred as managing director and Vipin Das as chief executive for U.S. operations. For homebuyers, the entry of a well-capitalized international developer with a track record of over 39,000 delivered units across the UAE signals more competition — and more premium choice — in an already hot DFW luxury segment. Buyers watching Celina and Frisco should expect Sobha's move-up and estate-level product to land model homes by late 2026, with broader Texas expansion likely by 2027-28.
