Bengaluru — Leading real estate developer SOBHA Limited has reported a historic operational performance for the third quarter of FY 2026, clocking its highest-ever quarterly sales value of ₹21.15 billion (₹2,115 Crore). This marked a 52 per cent increase in sales bookings, driven by higher volumes and price realisation amid strong housing demand. For homebuyers tracking the brand, the quarter was notable not just for the sales figure but for where that growth came from — three fresh launches spanning three different cities.
The headline event was SOBHA's long-awaited entry into Mumbai. A major milestone for the quarter was SOBHA's official entry into the Mumbai real estate market with the launch of SOBHA Inizio, located in the prime Sewri-Parel belt, developed on 1.03 acres of land. The developer launched Phase I comprising 134 luxury homes in 1, 2, and 3 BHK configurations, with unit sizes ranging from 498 to 1,225 sq. ft. Industry commentary has described the tower as a 64-story luxury tower marking Sobha's entry into India's most expensive property market, a strategic bet on one of the country's tightest luxury housing markets.
In Bengaluru, its home turf, SOBHA leaned on scale rather than novelty. SOBHA Magnus is a luxury project spread across 5.78 acres with a saleable area of 589,150 sq ft, comprising 294 homes. The project, positioned along Bannerghatta Road, played a big role in the quarter — it is an eco-luxe 3-4 BHK development from ₹3.33 Cr that drove the company's record Q3 FY26 quarter. Bengaluru's contribution to the overall number was outsized: the company's home ground recorded its highest-ever quarterly sales, contributing ₹15.12 billion, 71.5% of overall value.
Over in the National Capital Region, SOBHA introduced a format it hasn't tried before. The NCR region contributed ₹3.49 billion to the sales tally, backed by the launch of SOBHA Strada in Sector 106, Gurgaon — a unique commercial development spread over 2.03 acres, featuring 222 serviced apartment units (Studio/1 BHK) alongside retail spaces. Gurgaon's momentum didn't stop there — Strada arrived alongside SOBHA Altus, the developer's ultra-luxury residential play in the same micro-market. SOBHA Altus brings 'Landmark Living' to Gurugram's new downtown skyline for the first time with fluidic architecture, crafted with global aesthetics for spacious ultra-luxe abodes. Spanning across 5.51 acres, Altus consists of 239 exclusive residential units across 3 towers, with 2 towers of 3B+G+28 floors and 1 tower of 1B+S+11 floors. Together, Strada and Altus explain why sales in Gurgaon surged by 119% this quarter, with the brand quickly becoming a favorite for luxury buyers in Northern India.
Pricing power was another standout trend. The average price realisation rose to Rs 15,436 per sq ft from Rs 13,663 per sq ft a year earlier — a sign that even as SOBHA scales up launch volumes, it isn't discounting to chase sales. Management struck a similarly confident tone on the earnings call. Managing Director Jagadish Nangineni said the first nine months of FY26 have been truly exceptional for SOBHA, with real estate sales reaching an all-time high of ₹6,097 crores, a remarkable achievement reflecting enduring customer trust. He also flagged a near-term financial wrinkle: procedural delays in securing Occupancy Certificates (OCs) have temporarily moderated quarterly profitability, though the company remains confident in accelerating project completions moving forward. Indeed, standalone net profit after tax fell 29% year-on-year to ₹15.4 crore despite the developer achieving its highest-ever Q3 sales value.
Zooming out, the quarter fits a bigger FY26 growth story. Sobha expanded its real estate presence to 13 cities during FY26, entering Greater Noida through SOBHA Aurum and Mumbai through SOBHA Inizio, and launched 9 new projects across 6 cities with total saleable area of 6.04 million square feet. For the full year, Sobha Limited reported its highest-ever annual sales value of ₹81.36 Bn, up 30% year-on-year, with Sobha's share of sales value rising 35% to ₹67.06 Bn.
What should homebuyers watch next? The most significant upcoming launch is SOBHA One World in Hoskote, East Bangalore — a mega-township that's expected to reshape the developer's Bengaluru pipeline. Phase 1, branded Sobha One Residences, sits on 48 acres of a 300-acre master-planned township in Hoskote, with 18 towers and 5,406 ultra-luxury 1, 2, 3 and 4 BHK apartments ranging from 740 sqft to 2,500 sqft. Indicative pricing starts at Rs 1.09 crore for a 1 BHK at the pre-launch base rate of Rs 14,720 per sqft. With a forthcoming pipeline that management has described in the tens of millions of square feet, SOBHA's next few quarters look set to bring more launches across its expanding city footprint.
