Sobha Realty scales up master-planned communities across Dubai and Abu Dhabi in 2026.

The company's expansion momentum has continued into 2026 with the launch of Sobha Sanctuary in Dubai and Sobha City in Abu Dhabi, bringing Sobha Realty's total UAE master developments to 16. This marks a sharp jump from the 14 master-planned projects the developer held as of 2025, when its UAE portfolio exceeded 39,000 units across Dubai and Umm Al Quwain.
The centerpiece of this year's Dubai pipeline is Sobha Sanctuary, a sprawling Dh50 billion, 37.5-million-sq-ft development that underscores the emirate's continued appetite for large-scale, amenity-rich residential districts. Positioned as Sobha's most ambitious project to date, Sobha Sanctuary is planned to eventually accommodate about 20,000 families through roughly 20,000 homes, including 18,000 apartments and 2,000 villas. Located off Al Ain Road close to Sobha Elwood, the community is built around a central destination park, a community mall, and a large wellness centre. The first phase, comprising 250 villas, is targeted for completion by the fourth quarter of 2029, with unit prices starting from Dh3.99 million.
Abu Dhabi has emerged as Sobha's next big frontier. Sobha Realty announced its entry into Abu Dhabi with the unveiling of Sobha City, a master-planned community that reflects a deliberately quiet and serene approach to urban living in the UAE capital. Located in Al Bahiya close to Zayed International Airport and Yas Island, the project will feature 4,000 apartments and 2,500 villas, with prices for one-bedroom units starting from Dh1.3 million for apartments and Dh4.69 million for 2,557-sqft villas. The masterplan will be developed in phases, with the first phase covering around 8 million square feet, and the wider 38-million-sq-ft development also includes 80 exclusive mansions slated for later release. Roughly 60 percent of the land is earmarked for parks and green space, with plans for over 50,000 trees and a 2km waterfront walk.
This expansion is backed by strong operational momentum. In 2025, the developer achieved AED 30 billion in sales, up 30 percent year-on-year, driven by high demand for its luxury developments. The company also completed around 3,000 residential units ahead of schedule and launched approximately 15,000 new units during 2025, driven by four major master developments including Sobha Solis, Sobha Central, Sobha Skyparks and Downtown UAQ. Looking ahead, the developer is planning to hand over 6,819 units across Dubai in 2026 with a total sales value of approximately AED 21.6 billion, its largest annual delivery pipeline to date, spanning Sobha Hartland, Sobha Hartland II, Sobha Reserve, Sobha One and Verde by Sobha.
Company leadership frames the expansion as a natural extension of its build quality and vertically integrated model. Francis Alfred, Managing Director of Sobha Realty, described Sobha Sanctuary as a landmark moment for the group and an expression of its long-term strategy to deliver wellness-driven neighbourhoods. On the Abu Dhabi entry, Ravi Menon, Chairman of Sobha Group, said the move reflects long-term confidence in the emirate, noting that Abu Dhabi's evolution offers a place where communities can grow with family-oriented intention.
For homebuyers, the expansion signals both opportunity and choice. Developers have been accelerating launches amid rising population inflows, with master communities becoming a defining theme of the current market cycle, and off-plan sales have continued to dominate transaction volumes across Dubai. Buyers entering early on projects like Sobha Sanctuary and Sobha City can access lower entry price points before construction milestones drive up valuations, while Sobha's backward-integrated model, covering design, engineering, and construction in-house, gives buyers added assurance on delivery timelines and finish quality.
With deliveries from both mega communities not expected before the fourth quarter of 2029, near-term buyers have a runway to plan finances and compare payment plans. Meanwhile, existing communities such as Sobha Hartland, Sobha One and Sobha Siniya Island remain active options for buyers seeking quicker handovers, with Sobha One alone comprising five interconnected towers scheduled for completion in the fourth quarter of 2026. The scale of this expansion, spanning two emirates and tens of thousands of planned units, marks one of the most significant developer growth stories in the UAE property market this year.
